008 <br />COUNCIL MEETING MARCH 9, 1987 <br />why current businesses do not keep up this part of their buildings <br />now? <br />Rosemary Storberg, 6978 Lake Drive - Mrs. Storberg asked how much more <br />taxes is realized from a $150,000 commercial building than from the <br />same value house? There was no available answer to this question. <br />Mr. Reinert noted that businesses usually do not require the same <br />level of services from a city as a home would therefore the tax return <br />to the community is greater. He felt the reason for proposing this <br />ordinance was to upgrade the commercial community to become more <br />attractive to others who are looking for an area to locate their <br />businessses. He noted that there may be room for compromise in this <br />ordinance. <br />Mr. Reinert moved to table Ordinance No. 05 -86 until April 13, 1987 <br />during which time the Economic Development Committee and the Suburban <br />Chamber of Commerce be asked for their comments. Mr. Marier seconded <br />the motion. Motion carried unanimously. Mr. Bisel asked that the <br />codes from surrounding communities be made available to Mr. Joyer. <br />Mr. Reinert asked that the Economic Development Committee and the <br />Chamber be updated on what has transpired on the proposed ordinance <br />today and the comments from this evening. <br />TMPROVEMENT HEARING. SOUTH RESHANAU LAKE ESTATES. GARY UHDE <br />Mayor Benson called the public hearing to order at 8:28 P.M. Mr. <br />Stahlberg explained that this project has been 100% petitioned by the <br />property owner, Mr. Uhde. He outlined the location of the project and <br />displayed a proposed plat on the overhead projector. The total cost of <br />the improvements will be approximately $1,064,241.00. The project <br />will be built in two phases with 99 lots in phase one and 63 in phase <br />two. Mr. Stahlberg explained the water and sewer layout and explained <br />that the control structures have not yet been designed. <br />Ron Conway, 6280 Red Maple Lane - Mr. Conway asked if the Engineer had <br />checked the calculations of the ponds and storm water runoff. He <br />noted that no matter how deep the ponds are built they can only hold <br />so much water and explained his theory. His second concern involved <br />Reshanau Lake. He was concerned that the lake could reach such <br />heights that it could back up into the holding ponds. Iie asked that <br />the Council have this information checked now and not at the final <br />plat because if the designs will not work then all this work and <br />public hearings are for nothing. <br />Mr. Stahlberg explained that the developers engineers have completed <br />the computations on the holding ponds, piping and flow to Reshanau <br />Lake and these calculations will not be checked until the final plat <br />is designed.
