• <br />• <br />City Council <br />Legacy at Woods Edge <br />March 8, 2004 <br />Environment Lake cannot exceed 60% for commercial /industrial development and 35% <br />for multi - family residential. The proposed impervious surface coverage within the <br />Marshan Lake Shoreland District is classified as commercial development and has been <br />calculated to be approximately 43% of the total area within the Shoreland District <br />boundary. No impervious surfaces are proposed within the designated Shoreland <br />District of George Watch Lake. <br />The height of structures within the Shoreland Districts shall be limited to thirty -six feet. <br />Preliminary Plat <br />The preliminary plat, as submitted, proposes 13 lots, including the Civic Complex and <br />future YMCA parcels and 3 outlots. There are no specific lot size standards provided <br />for within the Design Standards. The lot sizes proposed conform to the building <br />arrangements set forth in the Master Site Plana <br />Street Right -of -Way <br />Adequate street right -of -way is provided for in the plat consistent with the Master Site <br />Plan. Right -of -way to accommodate the realignment of the northbound I -35W ramp on <br />Lot 1, Block 2 has been incorporated into the revised plat. <br />Access Control <br />Access control, dedicated to Anoka County, and the Minnesota Department of <br />Transportation (Mn /DOT) were applicable is shown on the revised plat. <br />Drainage and Utility Easements <br />Drainage and utility easements will be required. Typically, drainage and utility <br />easements at least 10 feet wide are required along exterior lot lines and centered on <br />interior lot lines. However, due to the nature of the development, in consideration of <br />build to lines, these types of easements are not practical. <br />Easements will be required around the 100 year flood elevation for all wetlands and <br />stormwater drainage basins. Additionally easements will be required centered on all <br />stormwater and utility lines not located within public right -of -way. The width and <br />locations of such easements have been determined by the City's Consulting Engineer <br />and are incorporated into the preliminary plat. <br />Ingress and Egress easements, by separate instrument, will also be required to provide <br />for shared parking throughout the development. <br />12 <br />
