OCTOBER 28, 1975 <br />(Planner's comments continued) <br />4. (Con't.) Efforts should be made to combine the access <br />to Sparkle Wash with the drive into Skyline Autobody. <br />ENGINEER'S COMMENTS: <br />1. The plans do not fulfill the requirements of your <br />ordinance for site and building plans. Since there is no topographical map <br />or elevations, we cannot comment on site elevation, drainage and entrance <br />locations. <br />2. The site sketch, as submitted, includes only lot length <br />dimensions as originally platted. As you know, the State Highway Deptartment, <br />has taken at least 75 feet of that frontage, therefore, the building set -back <br />as shown is not correct. The parking areas as shown are in the Highway <br />right -of -ways. <br />3. It would appear that the local and county inspectors <br />need additional information on the amount of drain water to be disposed <br />of into the septic system. The sketch shows a 12" commercial drain.._ <br />4. The slab and grade beam details appear to meet your <br />code requirements, however, without detailed preliminary architectural <br />plans and information on the condition and type of soil at the site, we <br />cannot make any evaluations. <br />Based on the above, we recommend that the requirements of <br />your ordinance be fulfilled as to data that must be furnished to the <br />City. <br />(Complete copies of both letters are on file in the <br />Clerk's Office.) <br />Since these letters have been written, Sparkle Wash has provided a perc <br />test, topographical maps and architectural plans. <br />Mr. Yingling of Sparkle Wash said that they have a 30' abutting access <br />to Skyline's access and the Mr. Ruud of the Anoka County Highway Depart- <br />ment has okayed this access. <br />Mr. Jaworski asked about screening they would be willing to put up and <br />an estimated completion date of that project? <br />Mr. Stenberg, of Sparkle Wash, felt that they could plant an evergreen <br />screen with no problems and that it could be completed by next summer. <br />It was suggested that the representatives of Sparkle Wash talk to the <br />adjoining property owners and see what type of screening they would <br />prefer and use that for the basis of the type of screening they install. <br />The P &Z had recommended to the Council that this building be allowed pro- <br />viding that the owners meet all recommendations of the Planner and Engineer <br />and Mr. Jaworski so moved and added that they combine their access with <br />Skyline Autobody. Seconded by Mr. Zelinka. Motion passed. <br />The next item discussed at the P &Z was a request for a Variance to Ordinance <br />No. 21 A presented by Mr. and Mrs. Richard Vomela. They are buying the <br />home located at 830 Oak Lane. In its present location the home is less <br />
