NOVEMBER 24, 1975 <br />Mr. Marier reported on the Planning and Zoning Board Meeting held on <br />November 19, 1975. The first item on the agenda was a request for a <br />variance for the transfer of title on a parcel of land of less than 22 acres. <br />This request had been submitted by Mr. Harold Hansen and his son, and had been <br />submitted with two legal descriptions with a front footage of 1.8 feet less <br />than the required 150 feet. The Planning and Zoning Board had recommended <br />approval of this cariance with the stipulation that the two descriptions be <br />combined into one. Mr. Hansen agreed this would be done. Mr. Marier moved <br />to approve the recommendation of the Planning and Zoning Board. Seconded <br />by Mr. Jaworski. Motion carried with Mr. McLean abstaining. <br />The dispute over the fence being installed by Mr. Luger was the next item <br />for consideration. After some discussion, the Planning and Zoning Board <br />had recommended that the first two sections either be removed or cut back to <br />the required 32 feet. Mr. Luger and Mr. Timmers were in the audience. The <br />Planning and Zoning Board had suggested that this problem could possibly be <br />best worked out between the two parties involved. <br />Mr. Luger said they had reached an agreement. He will remove the first two <br />sections of the fence this winter and the next two sections sometime in <br />the Spring. He will possibly replace the second two sections with a lower <br />fence. <br />Mr. Marier moved to approve the Planning and Zoning Board recommendation. <br />Seconded by Mr. McLean. Motion carried. <br />Mr. Jack Randall and Mr. Bill Johnson had appeared with a request to operate <br />an assembly business at the Outpost location. They will assemble a <br />corrosive inhibitor product and an oil analyzier instrument that is battery <br />operated. All raw materials are prepared at another location. They would like <br />this location rezoned to light industrial. The Planning and Zoning Board had <br />suggested that the present septic system be checked to determine if it is <br />adequate for their proposed operation. <br />Mr. Randall said that he had talked with Mr. Ray Payne of the Metropolitan <br />Waste Control Commission and Mr. Payne felt there would be no problems. Mr. <br />Payne said since this is an existing building, the Waste Control Commission <br />has no control. <br />Mr. Johnson explained their operation and the products. He said they would <br />like the re- zoning as soon as possible as they want to get started by the <br />first of the year. The request is re -zone from "commercial" to "light industrial." <br />Mr. Zelinka thought maybe the location should be classified as "Light Industrial - <br />Commercial" to avoid a possible need to re -zone back to commercial. Mr. McLean <br />remembered that such a classification is covered in Ordinance No. 56. The <br />"ligh Industrial" classification allows all operations covered by the "commercial" <br />Zoning. Mr. Marier felt that it should be re -zoned to "Light Industrial" for <br />clarification. <br />Mr. Zelinka asked Mr. Randall if they would agree to handle the pumping and <br />cleaning if the septic system should fail?
