Engineering Review Page 2 April 16, 2003 <br />Century Farms North <br />(1st -6th Additions) <br />3. A traffic study for this area was previously prepared by SRF Consulting Group, and reviewed by <br />TKDA. The study primarily addressed the issue of an east -west connection between Sunset Avenue <br />and 4th Avenue in this area. Carl Street and other alternatives were addressed. It has been <br />recommended that the street and utility plans be designed in a manner that will allow for a future <br />connection to Carl Street and extension of utilities. However, pIn Zn tg has recommended <br />that the Carl Street connection not be made. <br />4. The Geotechnical Report provided is based upon seven (7) borings conducted in 1998. As stated in <br />their report, Braun Intertec advises that they be allowed to review final design plans prior to <br />construction due to the limited amount of design information available at the time of their <br />investigation. In addition, Braun advises that their recommendations again be reviewed upon <br />establishment of final building grades, house types, and utility designs. Additional borings and <br />piezometer tests may be necessary, particularly in view of the relatively high groundwater levels <br />observed at the time of testing in 1998. <br />ENGINEERING REVIEW COMMENTS: <br />1. Sanitary Sewer System - Plan Sheets Ul and U1A through U1D:' <br />A. The existing sanitary manhole invert elevation located at the intersection of Pinto Lane and <br />Mustang Lane has been revised to the correct elevation of 892.25, per available records. Per <br />previous review and discussions, a sewage lift station will be required, and is shown on the <br />plans. A review of the proposed sanitary sewer system is being undertaken to take into <br />account not only the Century Farms North subdivision; but also future needs of currently <br />undeveloped and adjacent un- sewered areas. That is, sanitary sewer system trunk and lateral <br />lines along with pumping lift station(s) need to be sized, depth determined and alignments <br />chosen with future use considered beyond the subdivision boundaries, in accordance with the <br />City's Comprehensive Plan. Upon further preliminary design of the lift station, the location of <br />the lift station may be subject to change as well. <br />B. The utility plans received show proposed pipe sizes with minimum slopes and proposed <br />manhole locations. Manhole rim and invert elevations are not shown on the plan, but have <br />been provided on a separate sheet. Specific invert elevations for structures on Century Trail <br />(15 -inch diameter trunk sewer) will be verified upon preliminary design of the proposed lift <br />station. As previously mentioned, sizing of the 15 -inch diameter main (that will also serve <br />future growth) will also be verified in conjunction with sizing the lift station. However, <br />manhole structures and 8 -inch diameter lines specific to Century Farm North and feeding to <br />the trunk line, can and should be identified with proposed invert elevations accordingly. It is <br />expected that all structure elevations (rim and inverts) will be shown on the plans as they are <br />further prepared for construction purposes. <br />C. The 8 -inch diameter sanitary sewer on Century Trail and west of Pinto Trail must be reviewed <br />and addressed further to assure that any possible future sewer needs on Sunset Trail may be <br />accommodated accordingly. <br />
