• <br />City Council <br />May 27, 2003 <br />Elm Street Comp Plan Amendment <br />Existing Zoning <br />The majority of the project area is zoned R -1, Single Family Residential District <br />with the exception of Willow Ponds (R -4, High Density Residential District) and <br />Centennial Middle School (PSP, Public and Semi - Public). The minimum lot size <br />in the R -1 District is 10,800 square feet if sanitary sewer and water are available. <br />2001 Comprehensive Plan <br />The 2001 Comprehensive Plan guides this area for low density sewered and <br />unsewered residential, medium density residential, and Public /Semi - public land <br />uses. These designations conform to the existing development that has <br />occurred. The majority of the project area lies within the Stage 1 Growth Area <br />(1998 -2010) and within the Metropolitan Urban Service Area (MUSA). <br />Impact on Land Use <br />A total of 26 existing residential properties are contained within the plan <br />amendment area.
