170 <br />COUNCIL MEETING MAY 28, 1991 <br />PLANNER'S REPORT, JOHN MILLER <br />Consideration of Amendment of PineRidge Addition PUD (Soukup <br />Property) - Mr. Miller explained that the Council approved a <br />Planned Unit Development (PUD) for PineRidge Addition in 1990. <br />The developer, Rick Carlson is requesting that the PUD be amended <br />as outlined in Mr. Miller's "green sheet" dated May 22, 1991. <br />Originally the plat was to be developed into R -1X housing. It <br />has been determined that the topography will not support 100% R- <br />1X housing and Mr. Carlson is requesting that a mixture of <br />housing be constructed. Fifty of the 113 lots would be reserved <br />for dwellings meeting the R -1X standards and the remaining 63 <br />would be permitted to meet R -1 standards with eight (8) <br />enhancements. The housing would be "phased" and R -1X housing in <br />PineRidge Addition would abut R -1X housing in the adjacent <br />subdivisions. The cost difference in the R -1 and R -1X housing <br />will be no more than $10,000.00. Council Member Reinert <br />expressed concern regarding protecting R -1X lot buyers. <br />Mr. Miller noted that Mr. Carlson is working in tandem with the <br />owners of the property to the east of PineRidge Addition. The <br />property owner is requesting that this property be rezoned to PUD <br />and will also be asking for "phased" development on the property. <br />Council Member Reinert expressed concern regarding the proposed <br />monument for the PineRidge Addition development. He noted that <br />after a period of time, monuments start to deteriorate. <br />Council Member Bohjanen moved to amend the PUD agreement for <br />PineRidge Addition to permit construction of single- family homes <br />as outlined in the "green sheet" dated May 22, 1991. Council <br />Member Neal seconded the motion. <br />VOTING ON THE MOTION: <br />Bisel <br />Neal <br />Absent: Kuether <br />Motion carried. <br />Bohjanen EJ <br />Reinert <br />Kuether ❑ <br />Final Plat Approval, PineRidge, Phase I (Soukup Property) - Mr. <br />Carlson has submitted the final plat of PineRidge Addition and <br />the check list has been completed. Two (2) items need to be <br />completed; 1) payment of all escrows, and 2) some easement must <br />be added. <br />Council Member Bohjanen moved to approve the final plat of <br />PineRidge Addition contingent upon completion of the two (2) <br />PAGE 4 <br />
