He stated that the motel would, <br />take up 23 acres, and the 40 acres in the swamp would be left for the time being. <br />Mr. L'Allier felt this could be left for the new Council. Mr. Locher stated that <br />Mr. Tagg would need a survey for the portions he wished rezoned, also a permit <br />from the State Commissioner for the sign; he read parts of the new State law. <br />Mr. Jaworski suggested that the swamp be left as a green area. The hearing was <br />closed at 9:18 p.m. Mr. Tagg was asked to send a note to the Clerk if he <br />wished the size to be rezoned reduced. <br />Mr. Cardinal had a question from the P&Z as to whether the Building Inspector <br />had been contacted to see if there was a building permit for the garage on the <br />Rogaila property. The Clerk thought there was one. Also, a question had arisen <br />as to whether the person next to Dick Olson's on Lake Drive had gotten a building <br />permit for the metal shed he had erected in the swamp. Mr. Rosengren noted that <br />if the owner had sufficient acreage he would need no permit. Mr. Locher thought <br />it was a 20 acre parcel. Mr. Bohjanen stated he would contact the owner, Robt. <br />Wilson, on this. Mr. Jaworski, wondered if Mr. Wilson didn't need a.permit from <br />the State to fill the swamp. It was noted that he must have contacted the State <br />to get a permit for a road easement. Mr. Cardinal reported that the P&Z had <br />discussed the square footage on living units in the new code, but had layed <br />the matter over to study later. <br />Mr. Jaworski reported that he had checked on the rental of a warming house. For <br />a 101x18' building with a stove, insulated with styrofoam, with lights, it <br />would cost $720 for the season. They will sell it for $1900, which can be nego- <br />tiated, possibly for $1575. It was plywood construction. Mr. Jaworski stated <br />that it would coat $250 for the plywood alone to build. Mr. Bohjanen thought <br />that it was too,much money to spend. After discussion, Mr. Jaworski was advised <br />to get bids on a warming house to present at the next meeting. <br />Mr. Jaworski mentioned that Ham Lake had adopted a snowmobile ordinance in which <br />violaters get fined or must attend safety classes. He will check with the club <br />on this. <br />The hearing on the Chamonix South plat was called to order at 9 :28 p.m. Mr. <br />Locher read the notices which had been presented at the previous hearings, and <br />read the Dec. 15th letter from Mr. Van Housen which was read at the last P&Z <br />hearing recommending several items for compliance. A subsequent letter from <br />Mr. Van Housen stated the revised plans were in accordance with the Planning <br />Commission's request with the exception of the landscape plan which must be <br />completed per his red lines on the drawing. He advised the owners that the <br />landscape plan is mandatory and certificates of occupancy will not be issued <br />untilthis work is completed. He recommended that with the following of this <br />request that the Council approve the plans and permit the developer to build <br />Model No. 8. He commended Chamonix and Suburban Engineering for the complete- <br />ness of their plans. <br />The Clerk read the portion of the December P&Z minutes pertaining to the Chom- <br />onix South plat. It had been noted that a through street had been eliminated, <br />and that 100 square feet had been.added to the units to meet and exceed our <br />requirements under the new zoning code. Mr. Gotwald had written that he had <br />reviewed the plans as to streets, drainage, sanitary sewer and the water system, <br />all of which were found to be adequate; he recommended approval. There were no <br />objections. Mr. L'Allier noted that this was only the preliminary plat and that <br />any recommended changes would have to be met before final approval. <br />There was discussion on the streets and size of the units. Mr. Locher stated <br />that the revised unit sizes were 1302 sq. ft. on 3-bedroom units and 1178 sq. ft. <br />
