151
12/27/71
on 2-bedroom units; the code requires 1150 sq. ft. on 2 bedrooms and 1300 sq. ft.
on 3 bedrooms. Don Waalen presented Bill Meyer of Suburban Engineering who
displayed the revised layouts. A total of 68 units, seventeen 2- bedroom and
fifty -one 3 bedroom units, were included. The through street had been elimina-
ted because they didn't want people from the residential area driving through
the private streets. Mr. Bohjanen inquired about fire trucks reaching the
townhouse units. Mr. Meyer stated it would increase the mileage by 1 1/g miles
to go through Lantern Lane. Mr. Cardinal pointed out that the fire trucks
would be coming from Centervillw and could reach the area quicker than through
the through street. Mr. Meyer noted that the fire hydrants were laid out for
quick access.
Don Marier asked about parking in the driveways, and how wide they were. Mr.
Meyer stated they were about 9 -10 feet, and that the garage was to be used to
park 1 vehicle. He admitted it would be necessary to remove any car from the
driveway in order to get a car out of the garage. Mr. Meyer said they had
precluded that we would not allow, parking on the streets. Mr. Keprios stated
that they were adding parking areas in the plat for visitors in the common green
areas. Mr. Locher stated that for policing we definitely could prohibit parking
in the streets. It was the consensus of the Council that there should be
additional parking facilities provided and that it is their intent to ultimately
prohibit parking on the streets in that it would not be in the best interests of
the community, and specifically for the purpose of providing police and fire
protection. Mr. Keprios noted that our Engineer had insisted on enough street
and parking being provided.
Mr. Gotwald's recommending letter was read. Mr. Waalen doubted if Mr. Van Housen
had looked at their revised landscaping layout, since the one they had with them
showed the changes which he had recommended. Mr. Van Housen's Dec. 23rd letter
was re -read. The Clerk stated that she had talked with Mr. Van Housen today and
he had not mentioned receiving more plans. Mr. L'Allier asked that the Jandric
people submit the newest revised plan to the Planner.
Mr. Cardinal moved to accept the revised preliminary plat of Chomonix South
providing that it complies with the restrictions noted in the P&Z minutes as
read, and including the revised landscaping plans, and also the Council's wishes
as they relate to the parking. Seconded by Mr. Jaworski. Carried unanimously.
Mr. Meyer, after checking the plans with Mr. Van Housen's letter, stated that
he would get the revised landscaping plan to the Planner and the Clerk.
Mr. Peprios asked if the Councilor P&Z had looked at the various condominium
plans which had been sent to the Clerk. Mr. L'Allier felt that all probably had
but since there would soon be new members on the Council and P&Z, it should
wait for them to look at. Mr. Keprios asked if this matter would automatically
carry over onto a future agenda. Mr. Bohjanen felt that the P&Z would take a
look at this at one of their first meetings, and that U.S. Lakes would be advised.
The hearing closed at 10 :03 p.m.
Mr. L'Allier mentioned that Mr. Robert Herbst.had asked to be on the agenda to
present plans and ideas that sound interesting and attractive for the area in
the SE part of the Village by Lake Amelia. Mr, Herbst presented Ralph Olson,
staff architect, and Mr. Everett Thorson, chief architect, of Autumn Enterprises
to explain the project. Mr. Ralph Olson came forward with drawings, noting that
this project would take several years. The plans are for a total living area
with a natural setting near the freeway. Possibly, it could be linked up with
the proposed Metro Council trail areas. He described the types of buildings to
be included. The small ponds could be joined to use for swimming, parking would
be under the buildings.
