He felt that some people buy a 3 bedroom house only for its resale value, <br />and that the house of the future is 2- bedroom; the third bedroom is often <br />used for a den or other such purpose. <br />7. We should be more lenient on minimum sizes for split -foyer houses since <br />the basements are usually finished off for living area. <br />8. If he is not allowed to build his 960 sq. ft. rambler because it doesn't <br />meet the code, he might as well throw out all the plans since making the <br />rambler larger will put it in competition with another of his models. <br />9. If the Village raises the footage of the bedrooms, it will affect about <br />every house he has. <br />10. Felt that the Council was afraid of FHA 235 homes, but noted he could <br />build houses to any minimums we require and cheapen them to 235 variety. <br />Donald Waalen of U. S. Lakes Development Co. wished to comment on the square <br />footage of town houses: <br />I. They have a variance request in now to reduce the minimum sizes of their <br />units. <br />2. An increase of even 1 sq. ft. means changing the specifications. <br />3. There should be different specs on different style singe - family resedences, <br />i. e., the minimum size for split -level homes should not be as great as <br />the other homes. <br />4. Reminded the Council of a conference at the Ramada Inn on the subject of <br />the new State Building Code. <br />Mr. Marier asked the two developers haw many brochures they had printed up and <br />how long it would take to phase them out. Don Waalen thought they had about <br />500 left and that it would take about 6 months to phase them out. Clyde Rehbein <br />said they had just printed 2000 at a cost of about $1200, and they had planned <br />to use them for a couple of years. <br />Clyde said he had talked with the State Building Inspector and with Rep. Albert- <br />son who had told him that minicipalities may not deviate from the State Code <br />minimums. Mr. Marier Said that they might have told Clyde that, but he (Marier) <br />was not sure that was right. <br />Mr. Locher stated that he had talked with Mr. Claeson and Mr. Peskar, League <br />attornies, and to a Mike Gallagher on the subject. These men felt that since <br />there had been no test case yet, the matter is open; but that if there were an <br />Attorney General's Opinion we would have to take it. <br />Mr. Marier stated that the new code has not yet been adopted, and there are no <br />stipulations now on local municipalities. <br />Mr. Marier moved that we maka proper publication on amending Ord. #56 regarding <br />the minimum unit size as he had so stated from the P &Z proposal. Seconded by <br />Mrs. Swanson. Carried unanimously. It was decided to set the hearing on this <br />proposed amendment at 8:30 P.M. on May 8th at the regular Council Meeting. <br />Mr. Rehbein asked if this meant that the Council will vote to adopt this code <br />as stated, or if it could be changed. He was advised that the code might be <br />changed at the hearing before its adoption. <br />Mr. Marier stated that the Planner had brought to the attention fo the P &Z that <br />the landscaping in Chomonix was not as it shoud be, that silt was washing over <br />the road throughout the project, that the Village doesn't want silt running into <br />the lake, that some of the people who hought homes in Chomonix aren't too happy, <br />and that the Village has a problem pinning Mr. Waalen down as to when the work <br />will be completed. <br />
