4/10/72
cable along Birch Street and in the Shenandoah project. He recommended approval
on this, noting that the section on Birch St. had been submitted to the County
for a permit. Mr. Cardinal moved to take the Engineer's recommendation on
N.W. bell's applications for buried cable. Seconded by Mr. Bohjanen. Motion
carried with Mr. Marier abstaining.
Mr. Locher commented that the Workman's Comp. Policy should be put on file, and
that the rates were set by the State. He stressed the fact that we have to
get insurance certificates from any subcontractors such as Columbus.
Mr. Locher had brought the March 13th letter from Glenn Rehbein on his predict-
ed rate of homebuilding in Shenandoah, which stated that they planned to com-
pletely fill Part 1 within the next year and a half, and Part 2 within the
next three years. He anticipated buying additional land and selling about 40
homes per year.
Mr. Locher had checked the loan paper on the truck and noted that we had paid
a $5 fee, which if it was for security, could be released. Clerk will check.
Mr. Locher had heard nothing further concerning the use or sale of Mr. Tagg's
20 acre parcel. He had talked to Roger Barnes who is still interested in putting
in a used car sales lot; however, Mr. Barnes was not here. Mr. Locher noted
that notices would be sent out to surrounding land owners if we take action
on a request for such a lot.
Mr. Locher had received a call from a Mr. Morehouse who was considering
splitting some 100 acres on 79th St.; he had referred him to the ordinances.
Mr. Bohjanen asked Mr. Locher if he had heard anything on the burning ordinance
(from PCA); Mr. Locher said he was still waiting to hear from them.
Mr. Locher had met with a Robert Langmaid who plans to operate a small engine
repair shop in the building back of Cliff Ross' store; he would also have a
Toro franchise. Mr. Langmaid would do all testing inside the building, had no
plans to work on snowmobiles, and wanted to have a Grand Opening on April 15th.
Mr. Locher had informed him that he would have to wait for P &Z and Council
approval for operating such a shop even thought the site is commercial.
Mr. Locher suggested that the letter from Glenn be fileda Mrs. Swanson asked
Glenn how many homes would be build in Part 2 and if these would be built in
the next three years only. Glenn said the 56 homes would be built in that time.
Mrs. Swanson didn't recall anything on Glenn setting aside 10% of the land for
park purposes. Mr. Locher pointed out the area on the plat. Glenn stated that
the 7 acres set aside for parks exceeded 10% because they wanted one central
location for both parts of the plat; it was on the preliminary plan.
Mrs. Swanson asked Mr. Locher if he had done anything further on the question -
aire on legal fees; he said he had not as his bookkeeper had been gone, but he
would have it typed up.
Mrs. Swanson questioned the letter on the Chomonix easements. Mr. Locher said
there would be a deed for the pumphouse site, which would be effective after
the water _system was accepted by the Council. Such approval would come after
the Engineer's okay. Mr. Locher pointed out that when the Village takes over
the pumphouse they will be responsible for the sewer and water systems. Mr.
Gotwald commented that the pumphouse has the 4 walls done, and predicted com-
pletion withing the next 6 weeks.
1
1
1
