Mr. <br />McLean moved to set this hearing for September 27, 1976 at 8:30 P.M. Seconded <br />by Mr. Karth. Motion carried unanimously. <br />The requirements for the platting of Colonial Woods were all in order. The <br />Planning and Zoning recommended a public hearing for the final plat be set. <br />Mr. McLean moved to set the hearing for the final plat on Colonial Woods on <br />September 27, 1976 at 9:30 P.M. Seconded by Mr. Karth. Motion carried <br />unanimously. <br />Mrs. Van Blaricom had appeared before the Board asking for a permit to park a <br />mobile home on her property located in Shenandoah while the home that was <br />destroyed by fire is being rebuilt. The Planning and Zoning had recommended <br />approval of this request on an emergency basis. The Clerk had polled the <br />Council for their reaction and had received their approval. <br />A gentleman in the audience asked if this was standard procedure and Mr. McLean <br />said, Yes, in a emergency. He read Ordinance 6Q which sets forth' the rules <br />and regulations for this practice. <br />Mr. Zelinka felt that since the mobile home was not installed as of this date, <br />a letter should be sent to Mrs. Van Blaricom informing her that the permit will <br />only be issued in conjunction with the issuance of a building permit. This <br />requirement is covered in Ordinance #56 and 6Q. <br />Mr. Emmitt Leibel had applied for a variance to split a one acre lot located <br />on Birch Street. Since this split would not provide the required 150' frontage, <br />he Planning and Zoning Board had recommended this request be denied. Mr. McLea <br />so moved. Seconded by Mr. Schneider. Motion carried unanimously. <br />Mr. Pierre Nadeau had presented a request for a variance to split three lots and <br />a street easement from the remaining land he owns along Birch Street. The <br />Planning and Zoning Board had recommended that Mr. Nadeau present this as a plat <br />not as a variance. Mr. Nadeau will take perc tests first and plans to include <br />two previously split lots. <br />Mr. Ralph Nelson has an option to purchase land along Sunset Avenue - some 68 <br />acres and inquired as to the possibility of obtaining a Kennel License since he <br />breeds show dogs. The Planning and Zoning Board recommended he make application <br />for the license and return to the Board. <br />Mr. Blackbird, representing NorthNorthEast Realty had presented a map of two lot <br />located just East of Sunrise Park asking if they were buildable lots. After som <br />discussion, the Planning and Zoning Board had agreed that Lot B, which has <br />frontage on 2nd Avenue, is a buildable lot, But Lot A, which abuts Sunrise Park, <br />is-not a buildable lot. Mr. McLean moved to approve this decision. Seconded <br />by`Mr. Schnieder. Motion carried unanimously. <br />Mr. Edwin Isakson had applied for a variance to build a garage to within 5' of <br />his property line. He had obtained approval from the two adjoining property <br />owners but the Clerk had been instructed to write to the third owner for his <br />opinion. She had talked to them by phone and they had no objections. The <br />Planning and Zoning Board had recommended approval of this variance. Mr. <br />Schneider so moved. Seconded by Mr. Karth. Motion carried with Mr. McLean <br />bstaining. <br />On the plat Sunset Oaks, there was discussion as to the suitability of some of <br />the lots for building, and on the possibility of small neighborhood parks <br />
