204 <br />COUNCIL MEETING AUGUST 24, 1992 <br />d. Variance for lot depth be allowed based on findings of fact <br />outlined above. <br />e. Ten foot utility /drainage easement be provided on side and <br />rear property line. <br />Mr. Schneider explained that the residents along Sunset Drive are <br />connected to the Blaine sewer and water system. However, the only <br />service available to this lot is the MWCC trunk line. <br />Council Member Elliott moved to approve the subdivision request <br />subject to the conditions outlined by the Planning and Zoning <br />Board. Council Member Neal seconded the motion. Motion carried <br />unanimously. <br />Site Plan Review, Custom Manufacturing, 7582 - 4th Avenue - Custom <br />Manufacturing is requesting permission to construct a 24' x 36' <br />garage to be attached to their existing building. The property is <br />zoned General Industrial (GI) and is located in the Lino Industrial <br />Park. <br />The garage is intended to house service vehicles and be constructed <br />to match the existing building. A site plan was included with the <br />building plans. <br />The staff and the Planning and Zoning Board are recommending <br />approval of the request subject to the following conditions: <br />a. Proper building permits be obtained prior to construction. <br />b. The exterior of the new structure match the existing building. <br />Council Member Elliott moved to approve the request subject the <br />conditions listed above. Council Member Neal seconded the motion. <br />Motion carried unanimously. <br />Planned Development Overlay Rezone, First Reading Ordinance No. 17 <br />- 92, Preliminary Plat, Senior Housing, Elm Street - Cottage <br />Homesteads of America, Inc. has submitted a preliminary plat plan <br />for 90 low rise individual entry senior housing units to be <br />constructed on a 13.6 acre parcel located east of Sunset Road and <br />between I35W and Elm Street. The development would exhibit a gross <br />residential density of 6.6 dwellings per acre and cater to a <br />clientele of 55 years of age or older. <br />The applicant is requesting that the parcel of land described above <br />be rezoned from Single Family Residential (R1) to High Density <br />Residential /PDO (R4). The Planning and Zoning Board has reviewed <br />this request and made suggestions for some revisions. The revised <br />PAGE 5 <br />1 <br />1 <br />
