18$ <br />COUNCIL MEETING MAY 24, 1993 <br />site. <br />Council Member Neal seconded the motion. <br />Mayor Reinert asked when pole buildings are erected on state or <br />county properties, does the City lose control? Ms. Wyland said <br />absolutely no. Voting on the motion, motion carried unanimously. <br />Minor Subdivision, Steve & Deanna Haeg, 171 White Pine Road - Ms. <br />Wyland explained that this is a request to split a very large <br />parcel of land (14.5 acres) into two (2) building sites. The <br />property is zoned Residential (R-1) and is located on the north <br />side of White Pine Road just south of Baldwin Lake. Mr. and Mrs. <br />Haeg have constructed a home on the parcel and are interested in <br />splitting off an area approximately 90 feet by 170 feet (15,300 <br />square feet) for another building site. This site exceeds lot <br />width, depth and area requirements for an R-1 lot and is <br />comparable to other lots in the area which are approximately 90 <br />feet in width and 179 feet in depth. <br />Utility service was provided for the new lot when services were <br />extended down White Pine Road and the property has been assessed. <br />A provision was made at that time to provide a stub on the <br />easterly side of the site and another, larger service to the west <br />of that to provide for additional lots. These additional lots do <br />not appear to be a reality due to wetland configurations on the <br />site. Due to the location of the easterly stub it may be <br />necessary for some type of utility easement to be provided for <br />the new lot. Also, as is standard practice, 10 foot utility and <br />drainage easements will be required around the perimeter of the <br />newly created lot. <br />There was some question as to whether or not an additional 33 <br />feet of right-of-way was dedicated when White Pine Road was <br />extended and research has determined that this right-of-way is in <br />place. <br />The Staff and Planning and Zoning Board have recommended approval <br />of the request. The proposed lots meet or exceed the <br />requirements of the Zoning District for R-1 and R -1X lots, the <br />Comprehensive Land Use Plan shows this area as Urban Residential, <br />services have been extended to serve the two (2) building sites. <br />Council Member Neal moved to approve the request for a minor <br />subdivision with the following requirements: <br />A.
