3n6 <br />COUNCIL MEETING NOVEMBER 22, 1993 <br />plex, Council Member Bergeson moved to approve the site plan <br />review and variance with the conditions listed above and that a <br />tenth condition be added requiring the applicant and staff to <br />work out an appropriate driveway access to the 4-piex on the <br />northwest corner of the property. Council Member Neal seconded <br />the motion. Motion carried unanimously. <br />Site Plan Review and Minor Subdivision, Greenhaven Press, Inc., <br />Apollo business Center - Mr. Wessel explained that Greenhaven <br />Press, Inc. is a publishing company specializing in text books, <br />periodicals and newspapers for distribution to schools, colleges, <br />bookstores, etc. They are requesting a site plan review and <br />minor subdivision to allow the construction of a 16,160 square <br />foot building on 2.1 acres of land in the Apollo Business Center. <br />Mr. Jim Winkels representing Greenhaven Press and Mr. David <br />Nelson representing the landowner are both present this evening. <br />Ms. Wyland explained that the staff, EDAAB and the Planning and <br />Zoning Board have reviewed the request and have recommended <br />approval with the following stipulations: <br />1. Approval of the minor subdivision. <br />2. Site plan revised to indicate handicapped parking. <br />3. The site plan revised to provide parking for Phase II of the <br />development. <br />4. Trash handling areas are located on the site plan and <br />properly screened from adjoining properties and any street <br />right-of-way. <br />5. All exterior lighting is located on the plan and illustrated <br />so as to reflect away from adjoining properties and any <br />street right-of-way. <br />6. Any site signage comply with the City Sign Ordinance. <br />7. The City Engineer review and approve final drainage plan. <br />8. A Development Agreement and appropriate financial guarantees <br />be signed and posted prior to issuance of any building <br />permits. <br />9.
