COUNCIL MEETING FEBRUARY 13, 1995 <br />Clearwater Creek preliminary plat until February 27, 1995. <br />Motion carried unanimously. <br />Consideration of a Minor Subdivision, Hardwood Creek Farm, 7979 - <br />24th Avenue - Ms. Nyland explained that Mr. and Mrs. Erickson are <br />the owners of property at 7979 - 24th Avenue. The property is <br />known as the Hardwood Creek Farm. They are requesting a minor <br />subdivision to split a 10 acre parcel containing a single family <br />home from the balance of the 50 acre site. The 10 acre parcel <br />will meet all lot area and street frontage requirements of the <br />Rural zoning district. Staff has reviewed the request and <br />recommends approval with the condition that a park dedication of <br />$500.00 be collected prior to recording of the minor subdivision. <br />The Planning and Zoning Board has reviewed the request and also <br />recommends approval of the subdivision. <br />Council Member Elliott moved to approve the minor subdivision. <br />Council Member Neal seconded the motion. Motion carried <br />unanimously. <br />Consideration of Minor Subdivision, 6848 Otter Lake Road - The <br />applicant is requesting a minor subdivision to split a 4.1 acre <br />parcel from his 5.45 acre lot. The property is zoned Light <br />Industrial and the minimum lot size is one acre and 100 feet of <br />lot width is required by the zoning ordinance. Both the existing <br />lot and the newly created lot will meet these requirements. <br />Utility services are not currently available to serve these <br />properties. The Economic Development Advisory Board is <br />recommending approval of the minor subdivision. The property is <br />intended to be sold for the development of a pet supply and dog <br />training facility. A site plan review will most likely be <br />submitted for Planning and Zoning Board and Council review in the <br />near future. The staff has reviewed the request and recommends <br />approval of the minor subdivision with the condition that a park <br />dedication fee be collected at the time of site plan review. The <br />reason is that park dedication ordinance bases the park <br />dedication fee on the size and use of the building. Therefore <br />until building plans are submitted, staff cannot calculate the <br />park dedication fee. The Planning and Zoning Board has reviewed <br />the request and has recommended that the request be approved with <br />the park dedication fee to be collected at the time the building <br />permit is requested. <br />Council Member Kuether moved to approve the minor subdivision. <br />Council Member Elliott seconded the motion.
