COUNCIL WORK SESSION JANUARY 22, 1997 <br />CLEARWATER CREEK CONVENIENCE CENTER, BRIAN WESSEL <br />Ms. Joan Tschida, who owns properties on which AMOCO convenience centers are <br />located, and Mr. Jim Cohen, developer of convenience centers, presented a proposal for a <br />new convenience center to be located in the Clearwater Creek Business area west of <br />I -35E and south of Main Street. Entrance to this facility would be off of 21st Avenue. <br />Ms. Tschida said that her research determined that this area of Lino Lakes needs a family <br />style restaurant similar to a Culver's restaurant. Her proposal would include the family <br />style restaurant, a deli, a bakery, a car wash facility and a gas station. She also noted that <br />Chief Pecchia had indicated a need for a Police Department substation is this area. She <br />will build a completely contained space for this purpose. A portion of the convenience <br />center would be two (2) stories tall. The second floor would contain her offices. This <br />business would provide gas to car traffic from I -35E and would not include services for <br />trucks. <br />Staff noted the total investment for this project would be app00. <br />After further discussion, staff was asked to provide rthe <br />proposal including how much taxes the conveni <br />This proposal will be presented to the PI <br />back to the Council at another work session <br />out this <br />nerate for the City. <br />and and will be brought <br />RESOLUTION NO. 97 —15 , '` e 1 . St. o • ted that a new Police Department building in The Village would <br />serve as an . or for the rest of the development. The building would be designed to <br />enhance the "community policing" philospohy of the department. <br />The design of the Police Department building was further discussed with staff noting a <br />list of Police Department needs would be prepared and given to the architect. The <br />architect would design the building to accommodate those needs. Funding for this <br />building must be addressed first. <br />Staff explained that there are hundreds of items to be addressed after the concept plan has <br />been adopted.
