The company would now like to expand into <br />the area indicated in the 1996 plans, and has submitted an application for a site plan review. <br />Community Development Director Grochala indicated the site is a 1.12 acre, triangular piece of <br />property located to the east of 4th Avenue within the Lino Industrial Park. Superior Masonry & <br />Concrete abuts the site to the north, with Nol-Tec located to the south. <br />Community Development Director Grochala stated the existing building measures 5,273 square feet. <br />The proposed addition will be located to the east of the current building and measure 5,450 square <br />feet. The expanded area will be used exclusively as repair bays. Building elevations show the <br />proposed addition matching the existing building in terms of color and materials, which is rock face <br />concrete block. Building height is similar as well. <br />Community Development Director Grochala advised the staff r rt regarding this request was <br />presented at the June 12, 2002 meeting of the Planning & Zonint,: • r, d. After consideration of the <br />issues, Board members voted unanimously to recommend appro ill o ? Site Plan Review, with the <br />following conditions: <br />1. Proper building permits be obtained prior to any s .n. <br />2. Permits be obtained by Rice Creek Watershed t prior to any site work or issuance of <br />building permits. <br />3. Cut sheets showing a lighting fixture choi m='ng City Ordinance (shoebox style, no -spill), <br />as well as a revised photometric lightiny,s ch reflects the new choice of fixture style, <br />must be submitted prior to the issuan building permits. <br />4. Trash/dumpsters must be enclose • 'n : ix -foot high fence or wall. Elevation plans of the <br />enclosure must be submitted pri •o iss ce of building permits. <br />Community Development Directored staff recommends adoption of Resolution No. <br />02-70, Approving Site and Building mergency Apparatus, with conditions. <br />Councilmember Carlson ques • - • ether there were any site coverage percentage issues with this <br />proposed addition. Communit "x 1 evelopment Director Grochala stated that there were not and <br />indicated in this zoning district, velopments are allowed up to 90 percent of impervious coverage <br />and this site does not approach that limit. <br />Councilmember Carlson questioned why the recommendations of the Rice Creek Watershed District, <br />as listed in the staff report, were not included in staff's list of conditions. Community Development <br />Director Grochala stated the Rice Creek Watershed District must issue its permits prior to the City <br />submitting building permits. Therefore, he indicated the applicant must comply with the <br />requirements of the Watershed District whether or not those requirements were included as part of <br />staff's conditions. <br />Councilmember Carlson questioned whether the City's approval of this request would influence Rice <br />Creek Watershed District's actions on the TWAFAA. Community Development Director Grochala <br />stated this was not the case. <br />11 <br />
