COUNCIL MINUTES AUGUST 12, 2002 <br />The applicant indicated the building proposed for a convenience store would be a large space and only <br />four gas pumps were proposed. He indicated there would be low emphasis on the gas pump portion <br />of the business and a larger emphasis on the convenience store portion, which would actually serve <br />more as a grocery store than a convenience store. He felt this would be a convenient location for the <br />local residents when needing to make last-minute trips to the store. <br />The applicant stated the leasing agent had indicated convenience stores are a big pull and that this <br />would be a prime location for this type of service. He added when the properties within the <br />development were sold, the new homeowners were informed that this would be a commercial <br />development and this information had been included in the brochure for the residential development. <br />He indicated the other proposed use, a day care facility, is another big need. <br />The applicant did not anticipate that this development would create any new traffic, rather he <br />expected that the residents living in the area would be the prim atrons of these services. He stated Anoka County has been asked to evaluate this intersection <br />within their Capital Improvement Program. <br />21 <br />
