COUNCIL MINUTES AUGUST 12, 2002 <br />Councilmember Carlson did not believe this development will meet this requirement. <br />• "Will not create excessive additional requirements at public cost for public facilities and <br />services..." <br />Councilmember Carlson indicated the ability to meet this requirement was unknown at this time. <br />"Will have vehicular approaches to the property which are so designed as not to create traffic <br />congestion or an interference with traffic on surrounding public thoroughfares." <br />Councilmember Carlson expressed concern that this requirement will not be met either. <br />Mayor Bergeson stated he was surprised the City even has a Planning and Zoning Board since all <br />these issues had been included as part of their recommendatio questioned whether the City <br />Council should throw out that recommendation and begin the pr •, • ver again. <br />Mayor Bergeson asked the Councilmembers if they had an eeded staff to consider <br />between now and the City Council work session. <br />Councilmember Carlson requested information from .: County regarding the traffic concerns. <br />Mayor Bergeson requested information on the loc=tion • the wells in the area. He found it difficult <br />to believe there is a well within 50 feet of the s erty. <br />Councilmember Dahl noted the memoran <br />received a lighting plan for the complex <br />this information is needed it be provi <br />e Police Department indicated they had <br />unable to read the lighting values. She asked that if <br />Councilmember O'Donnell requeste.•=. ation on how the offset in the alignment of Ware Road <br />will be addressed. <br />Councilmember Reinert recalle a.. at this alignment was to be readjusted when the development of <br />this site was proposed. <br />Councilmember O'Donnell questioned whether Ms. Sherman will be available to attend the City <br />Council Work Session. Ms. Sherman responded affirmatively. <br />Consideration of Resolution No. 02-87, Approving Final Plat for Royal Pines, Michael Grochala <br />— Community Development Director Grochala advised Royal Pines is a 13 -lot single-family <br />residential development on the northeast corner of 12th Avenue and Holly Drive. The City Council <br />approved the preliminary plat with Resolution No. 01-120 in August 2001. At that time, the project <br />was owned by Land Holding Group. The project has since been purchased by K -G Development. <br />The change in ownership resulted in postponement of final plat approval for several months. The <br />City's requirements now have been fulfilled and the project is ready for approval. <br />27 <br />
