In January 2015, the developer decided to use the City's plans and specification and <br />complete the construction improvements on their own and not have assessments. <br />Public Land Dedication and Fees <br />The original Century Farm North fulfilled the public land dedication requirements for the <br />entire development through parkland dedication and trail construction. The PUD <br />amendment created 8 additional lots that are subject to the City's Park Dedication fee at <br />$2,500 per lot. The following park dedication requirements shall be met: <br />Zoning <br />Century Farm North 61h Addition is zoned PUD, Planned Unit Development as approved <br />by the City Council with Ordinance 06-14. <br />Comprehensive Plan <br />The PUD Final Plan/Final Plat is in compliance with the Comprehensive Plan in terms of <br />the Resource Management System, Land Use Plan, Housing Plan, and Transportation <br />Plan as detailed in previous staff reports. <br />Development Contract <br />A Development Contract shall be drafted by the City, executed by the City and the <br />developer and recorded by the developer. <br />Maintenance Agreement-Stormwater Management Facilities <br />Century Farm North 6th Addition includes the construction of stormwater facilities and a <br />stormwater maintenance agreement shall be required. <br />RECOMMENDATION <br />Staff recommends approval of the PUD Final Plan/Final Plat for Century Farm North 61h <br />Addition. The following items shall be addressed prior to approval by the City Council <br />unless otherwise noted: <br />1. All comments from the City Engineer letter dated March 4, 2015 shall be <br />addressed. <br />5 <br />
