2. All comments from the Environmental Coordinator letter dated March 5, 2015 <br />shall be addressed. <br />3. All comments from the Anoka County Highway Department letter (to be <br />provided) shall be addressed. <br />4. Outlots A and B, Century Farm North 6th Addition shall be deeded to the City. <br />5. The developer shall prepare the deeds for Outlot A and B and submit them to the <br />City for review and approval. <br />6. A Development Contract shall be drafted by the City, executed by the City and <br />the developer and recorded by the developer. <br />7. A Maintenance Agreement for Stormwater Management Facilities shall be drafted <br />by the City. <br />8. Approval from Rice Creek Watershed District shall be required prior to recording <br />of the final plat. <br />9. Conservation easement documents and exhibits shall be drafted by the developer, <br />approved by RCWD and the City and recorded by the developer. <br />10. Conservation easements shall be dedicated over wetland buffer areas as required <br />by Rice Creek Watershed District. <br />11. Conservation easement language shall include allowance for construction of trails, <br />parks, storm water management facilities, retaining walls, etc. <br />12. If the house located at 7880 Sunset Avenue is removed, demolished or loses its <br />legal non -conforming status, the driveway will be required to be relocated from <br />Sunset Avenue to Robinson Drive. <br />13. The house located at 7880 Sunset Avenue shall immediately hook up to municipal <br />water and sanitary services when available. <br />14. The existing well located at 7880 Sunset Avenue shall be properly abandoned per <br />state and local regulations. <br />15. The existing septic drain field located at 7880 Sunset Avenue shall be properly <br />removed per state and local regulations. <br />16. Signs shall be installed at the end of Morell Drive and Cardinal Way stating <br />"Future Road Extension". <br />17. All plan sheets: <br />a. Revise plans to show 8' bituminous trail extending from Morell Drive east <br />to farthest extent. <br />b. Remove 8' bituminous trail segment south of Robinson Drive. Since the 3 <br />lots were removed, this trail segment shall not be constructed at this time. <br />18. L1, Landscape Plan: <br />a. The developer is responsible for installing all trees and landscaping. <br />b. Trees and landscaping along Morell Drive, Outlot A, Outlot B, Cardinal <br />Way and along the south side of Robinson Drive from Morell Drive east <br />shall be installed with the construction of street and utilities. <br />c. Trees and landscaping along individual single lots may be installed after <br />home construction is complete on each lot. <br />d. Provide a detail of seed mix proposed for stormwater facilities. <br />19. PP, Preliminary Plat: <br />a.
