Blocks and Lots <br />The PUD amendment maintains the original 1 block and 24 lots. There is no increase or <br />decrease in the total numbers of units. A total of 23 units will be constructed on Lots 1- <br />23. Lot 24 is the open space around the individual units. <br />Easements <br />The existing drainage and utility easement over Lot 24 shall be vacated by the City <br />Council. A new standard drainage and utility easement shall be dedicated over the <br />amended Lot 24 with the final plat for Turnberry Crossing 2nd Addition. <br />Storm Water Management and Erosion and Sediment Control <br />A Site Drainage Narrative was prepared by Plowe Engineering, Inc. on March 4, 2015. <br />The proposed development is consistent with the development approved in 2005 with the <br />exception of the larger building footprint. Infiltration requirements under RCWD have <br />been revised since the initial development. The proposed infiltration basins meet the <br />infiltration volume requirements. Drainage patterns are consistent with the original plan. <br />A new RCWD permit is required. <br />The stormwater management plan and SWPPP shall be reviewed by the City Engineer, <br />Environmental Coordinator and Rice Creek Watershed District for compliance. <br />Utilities <br />Public water, sanitary and storm sewer utilities were installed with the original <br />development. No new utilities are proposed. <br />Public Land Dedication <br />Since there is no net change in the number of housing units, no additional park dedication <br />fees are required. <br />Tree Preservation and Mitigation Plan <br />A Tree Preservation and Mitigation Plan is not required since the site has been rough <br />graded and any potential tree removal is within the basic use area (BUA) and the basic <br />use area is not an environmental sensitive area (ESA). <br />Landscaping <br />Landscaping is subject to the original PUD Landscape Plan. The Landscape Plan <br />submitted with the PUD amendment is generally consistent with the original plan. <br />Co <br />
