Easements <br />The existing drainage and utility easement over Lot 24, Turnberry Crossing will be <br />vacated by the City Council. A new standard drainage and utility easement will be <br />dedicated on the final plat over the Lot 12, Turnberry Crossing Second Addition. <br />Additional drainage & utility easements will be dedicated on the final plat between Lot 5- <br />6 and Lot 9-10, Turnberry Crossing Second Addition. <br />Streets & Utilities <br />Public streets, public utilities and private driveways were installed with the original <br />development. No new streets, driveways or utilities are proposed. <br />Public Land Dedication <br />Since there is no net change in the number of housing units, no additional park dedication <br />fees are required. <br />Landscaping <br />Landscaping is subject to the original PUD Landscape Plan. <br />Building Design Standards <br />Per Resolution No. 15-46, the following building design standards shall apply: <br />• All units shall have full brick or stone columns on the front elevation similar to <br />those on Lots 16-19 and Lots 22-23, Turnberry Crossing. <br />• All units shall have a brick or stone base around the side and rear elevations <br />similar to those on Lots 16-19 and Lots 22-23, Turnberry Crossing. <br />• Lots 20-21, Turnberry Crossing shall have brick or stone on the front elevation <br />extending from the ground to the roofline around the window similar to those on <br />Lots 16-19 and Lots 22-23. <br />• Lots 12-15, Turnberry Crossing and Lots 1-11, Turnberry Crossing Second <br />Addition shall have at a minimum brick or stone on the front elevation from the <br />base to the bottom of the window sill. <br />The developer has provided two additional color sidings for a total of four different <br />siding color options. <br />Shoreland Management Overlay District and Impervious Surface Coverage <br />The property is subject to the Shoreland Management Overlay District because it is <br />located within 1,000 feet of both Marshan and Rice Lake.
