MOBILE HOMES. A single family detached dwelling unit or other structure designed for <br />year around occupancy constructed at a factory or assembly plant and drawn to the site on a <br />permanently attached undercarriage and wheels. Mobile homes should not include all types of <br />manufactured homes as defined herein. <br />MODEL HOME. A home which is similar to others in a development and which is open <br />to public inspection for the purpose of selling said other homes. <br />MOTOR VEHICLE SALES LOT. The use of any building, land area, or other premises <br />or portion thereof, for the display, sale, or lease of automobiles, trucks, vans, trailers, or <br />recreational vehicles. <br />NON -CONFORMING USES. A use or activity which was lawful prior to the adoption, <br />revision or amendment of a zoning ordinance, but which fails, by reason of such adoption, <br />revision or amendment, to conform to the present requirements of the zoning district. <br />NUISANCE. Anything defined as a nuisance by Section 900 of the City Code. <br />NURSING HOME (REST HOME). A building having accommodations where care for <br />pay is provided for two (2) or more invalids, infirm, aged or convalescent persons who are not of <br />the immediate family; but not including hospitals, clinics, sanitariums, or similar institutions. <br />OFF-STREET LOADING SPACE. A space accessible from the street, alley, or way, in a <br />building or on the lot, for the use of trucks while loading or unloading merchandise or materials. <br />ON -STREET PARKING SPACE. A temporary storage area for a motor vehicle which is <br />located on a dedicated street right-of-way. <br />OPEN AIR MARKET. An occasional or periodic market held in an open area or <br />structure where goods are offered for sale to the general public by individual sellers from open or <br />semi -open facilities or temporary structures. <br />OPEN SPACE. Any parcel or area of land or water essentially unimproved and set aside, <br />dedicated, designated or reserved for public or private use or enjoyment, or for the use and <br />enjoyment of owners and occupants of land adjoining or neighboring such open space. <br />OPEN SPACE, PRIVATE. Common open space held in private ownership, the use of <br />which is normally limited to the occupants of a single dwelling or building. <br />OPEN SPACE, PUBLIC. Open space owned by a public agency and maintained by it for <br />the use and enjoyment of the general public. <br />ORDINARY HIGH WATER LEVEL (OHWL). The boundary of public waters and <br />wetlands as determined by the Minnesota Dept. of Natural Resources: an elevation delineating <br />the highest water level which has been maintained for a sufficient period of time to leave <br />1-28 <br />
