2. Multi -Occupancy Business Signage: When a single principle <br />building is devoted to three (3) or more businesses, signage must <br />comply with Section IV. Z. of this ordinance and shall be limited to <br />one ground sign of one hundred (100) square foot maximum per <br />development, not higher than thirty (30) feet. <br />3. Advertising Signs: Advertising signs, as defined by Section II, Subd. F <br />of this Ordinance, are prohibited in the NB Zoning District. <br />4. No sign may be closer than five (5) feet to any property line. <br />c. "SC" Shopping Center District: <br />Purpose. This zoning classification is reserved for modern retail shopping <br />facilities of integrated design in appropriate locations. Potential shopping center <br />sites should be zoned after there is actual need shown and construction of the <br />center can be expected within two years following such zoning. This will allow <br />potential developers greater freedom in site selection and reduce the possibility of <br />under -or over -zoning for commercial development. <br />1. There may be more than one site suited for commercial activity and public <br />policy states that only one may be developed. <br />2. To provide a flexible means to zone land for commercial development at a <br />later date when there is justification. <br />In the Shopping Center Districts, all signs must comply with the following: <br />1. Multi -Occupancy Business Signage: When a single principle <br />building is devoted to three (3) or more businesses, signage must <br />comply with Section IV. Z. of this ordinance. Maximum signage <br />allowed shall be: <br />a. One (1) ground sign or pylon for each major street or thoroughfare <br />frontage up to two hundred (200) square feet of sign surface. <br />b. Not higher than forty (40) feet above grade. <br />2. Business Signs (Single & Double Occupancy Buildings): <br />a. One wall sign only allowed within the parapet, not to exceed 100 <br />square feet or 20% of the building face, whichever is less.. <br />b. One free standing or pylon sign not to exceed 20% of the building <br />face. <br />
