Subd. 11. "R-7" Manufactured Home Subdivision District. <br /> (1) Purpose. The purpose of this district is to provide <br /> opportunities whereby manufactured housing may be located <br /> on an individually owned lot of a subdivision in safe, <br /> attractive residential neighborhoods with all urban <br /> services and desired amenities. <br /> (2) Minimum Land Area. The minimum land area for any R-7 <br /> Manufactured Housing Subdivisions shall be five (5) acres <br /> of land, and the minimum width of a manufactured home <br /> subdivision shall be at least three hundred (300) feet. <br /> (3) Lot, Structure, and Yard Requirements. In the case of a <br /> development in which a parcel is to be divided into <br /> individual platted lots to be sold individually, the <br /> following minimum requirements shall be observed. <br /> (A) Minimum lot area: 9000 square feet <br /> (B) Minimum lot depth: 110 feet <br /> Double frontage lots: 120 feet <br /> (C) Minimum lot width: 70 feet <br /> Corner Lot: 85 feet <br /> (D) Setbacks: (The greater of the following) : <br /> (i) From streets: <br /> A. Residential Street: 25 feet <br /> B. Collector or arterial street: 40 feet <br /> (ii) Front yard: 25 feet <br /> (iii) Rear Yard: <br /> A. Principal bldg: 20 feet <br /> B.
