Subdivision S. <br /> "SC" Shopping Center District: <br /> 1. Purpose. This zoning classification is reserved for <br /> modern retail shopping facilities of integrated <br /> design in appropriate locations. Potential shopping <br /> center sites should be zoned after there is actual <br /> need shown and construction of the center can be <br /> expected within two years following such zoning. <br /> This will allow potential developers greater freedom <br /> in site selection and reduce the possibility of <br /> under-or over-zoning for commercial development. <br /> A. There may be more than one site suited for <br /> commercial activity and public policy states that <br /> only one may be developed. <br /> B. To provide a flexible means to zone land for <br /> commercial development at a later date when there <br /> is justification. <br /> 2 . sign Requirements <br /> In the Shopping Center Districts, all signs must comply <br /> with the following: <br /> A. Area Identification Signs: <br /> i. One (1) ground sign or pylon for each major <br /> street or thoroughfare frontage up to four <br /> hundred (400) square feet of sign surface. <br /> ii. Not higher than sixty-five (65) feet above <br /> grade. <br /> B. Business Signs: <br /> i. One sign consisting of one hundred (100) <br /> square feet or twenty percent (20%) of <br /> building face area, whichever is greater. <br /> ii. One wall sign only allowed within the parapet. <br /> C. Advertising Signs: <br /> i. Not higher than forty-five (45) feet and <br /> allowed only by Conditional Use Permit. <br /> ii. Must comply with Section IV. General <br /> Regulations. <br /> Page 9 <br />
