"R" Rural District. This district provides for the preservation of <br />productive farmland for residential development for persons wishing <br />to live on large parcels of land. Minimum lot size for development <br />is 10 acres. <br />"R -X" Rural Executive. This district provides for the preservation <br />of productive farmland for high value residential development of <br />large parcels of land. In addition, this district offers above <br />average amenities. The minimum lot size in the R -X District is 10 <br />acres. <br />INTERSTATE INTERCHANGE AREAS <br />In 1990, the City of Lino Lakes contracted with Short, Elliott, <br />Hendrickson to prepare a land use and market study for the two <br />interstate interchange areas within the City. Exhibits A and B <br />illustrate the recommended land use plans for these areas of the <br />community. <br />The new Zoning Ordinance expanded the number and type of commercial <br />zoning districts within the City. The proposed zoning map <br />illustrates the application of the commercial zoning districts at <br />each of the City's interchange areas. One discrepancy has occurred <br />between the SEH land use plan and the new zoning map. <br />1. At the I -35W interchange, the amount of "GB" General Business <br />District along the proposed extension of Apollo Drive has been <br />reduced. This was done in response to the City's desire to <br />expand Lino Industrial Park along both sides of Apollo Drive. <br />The area of change will retain its current "L -I", Light <br />Industrial Zoning. <br />The commercial zoning changes at the interchange areas include the <br />following zoning districts: <br />"NB" Neighborhood Business District. The district provides for the <br />establishment of local businesses for convenience, limited office, <br />retail or service outlets which deal directly with the <br />neighborhood. These businesses are not intended to draw customers <br />from the entire community. <br />Two NB Districts are located along Lake Drive to service the <br />adjacent neighborhoods. These NB Districts replace a GI, General <br />Industry and LI, Light Industry. The NB District has a minimum lot <br />size of 11,250 square feet in a sewered area, or a minimum 1 acre <br />in an unsewered area. The location of the two NB Districts is <br />compatible to adjacent land use. <br />"LB" Limited Business. The LB District is a commercial district <br />for localized neighborhood shopping activities. LB District may be <br />areas which are suitable only for commercial uses of a limited <br />nature. <br />
