The subgrade must be <br />accepted by the City Engineer prior to placement of Class 5 aggregate base. In the event the subgrade <br />is determined to be unsuitable by the City Engineer, the subgrade shall be cut, removed, and replaced <br />with select granular material. The depth of the subgrade cut shall be determined by a geotechnical <br />engineer and approved by the City. <br />7. Currently, storm sewer is provided on Arlo Lane and none provided on Lois Lane. Storm sewer shall <br />be furnished and installed on Lois Lane, as needed, as part of the reconstruction of Lois Lane. It is <br />recommended that the existing drainage conditions at the Lois Lane/Country Lane intersection area <br />be evaluated further to determine if at least some storm sewer or drainage improvements should be <br />constructed as part of this project. <br />Additional Utility Comments <br />1. Sanitary sewer service pipe shall be SDR 26 or SCH 40 and ductile iron water pipe shall be CL 52. <br />Gate Valves shall be Mueller A-2370-20 with mechanical joints, meeting AWWA Specifications <br />C500-61. Valve Boxes shall be Mueller H-10357 with H-10361 drop lid and extensions shall be <br />Mueller H-10363. All sanitary sewer and storm sewer manholes and appurtenances shall be furnished <br />and provided as required by the City of Lino Lakes. A separate detail sheet showing all applicable <br />standard plates of the City of Lino Lakes shall be provided. <br />2. Sanitary sewer and watermain system materials and installation methods shall follow the City of Lino <br />Lakes engineering standards. A utility plan with notes referring to City of Lino Lakes and CEAM <br />details and other pertinent construction notes must be provided. <br />3. The Developer shall provide to the City of Lino Lakes a copy of the completed MPCA Sanitary <br />Sewer Permit, including correspondence and approval of Metropolitan Council Environmental <br />Services (MCES). The Developer shall provide to the City of Lino Lakes a copy of the completed <br />MDH permit for watermain installation. <br />4. Utility installations shall be installed in accordance with the recommendations of a geotechnical <br />analysis and report. <br />5. It appears that this development proposes to construct new single family homes with City utilities. <br />while retaining some existing homes that are currently served by well and septic systems. It is <br />expected that any existing homes to remain as part of this project will be connected to City sewer and <br />water, and shall have existing septic and wells removed and capped accordingly per MPCA and <br />MDH standards. The developer shall be responsible for addressing these issues as may be required <br />with the appropriate regulatory agency. The developer shall also be aware that the Minnesota <br />Department of Health has very specific rules regarding the minimum distance that a sanitary sewer <br />may be placed from and existing well (50 feet for sewer mains and 20 feet for services). The <br />developer shall address these issues with the State accordingly prior to approval of the plans and <br />commencement of any construction activity. <br />6. Profile sheets must be provided for sewer and watermain installation on Lois Lane. <br />
