The proposed development conforms to the performance standards <br />contained within the Zoning Ordinance and other applicable City <br />Codes. <br />d. Traffic generated by the proposed development is within the <br />capabilities of streets serving the property. <br />e. This application will not involve uses, activities, processes, materials, <br />equipment and conditions of operation that will be detrimental to any <br />persons, property, or the general welfare because of excessive <br />production of traffic, noise, smoke, fumes, glare, or odors. <br />f. This application will not result in the destruction, loss, or damage of a <br />natural, scenic or historic feature of major importance. <br />g. <br />This application will conform to specific standards of the Zoning <br />Ordinance applicable to the particular use. <br />NOW, THEREFORE, BE IT RESOLVED that the City Council of Lino Lakes hereby <br />approves the conditional use permit to allow an automobile repair facility <br />subject to the following conditions: <br />• 1. Revised Plans should be submitted to include the following: <br />a. A color rendering of the building facade and side and rear walls <br />consistent with the goals of Lino Lakes Comprehensive Plan and <br />Zoning Ordinance (Section 3, 4.C). <br />b. All signage should be printed in a uniform style to provide continuity <br />in design. <br />c. Face veneer brick should be replaced with full bricks. <br />d. The coping and cornices should be extended onto the proposed <br />auto repair building so that it appears more integrated with the <br />entire structure. <br />e. A detail of the types of planters or areas for planting should be <br />provided. <br />f. Additional design information must be provided to assure the <br />structure will be built to complement the design intent of the City of <br />Lino Lakes as expressed in its comprehensive plan. <br />• g. The design plans must include details of the trash enclosure, <br />including height and materials of the enclosure. <br />
