Public Land Dedication <br />The City will require cash in lieu of land dedication. Public trails shall be considered <br />along the wetland and utility access drive. Any required trail construction costs will be <br />credited from the total payment in lieu. <br />The Park Board will review the concept plan on November 2, 2015 and proved <br />comments. <br />Tree Preservation <br />A Tree Preservation and Mitigation Plan is not required for this development. The area <br />has been farmed and no desirable trees exist within the basic use area. A few desirable <br />trees may exist along the wetland but these will be protected by a conservation easement <br />and not impacted by construction. <br />Landscaping <br />Boulevard trees are required at the rate of one (1) tree per lot frontage for single family <br />and two family lots. Townhomes and multi -family properties require 1 tree per 70 feet of <br />linear feet of road frontage. Open areas shall be landscaped. Landscape screening and <br />buffers shall be installed along CSAH 32/Ash Street and CSAH 21/Centerville Road. <br />Noise mitigation techniques and berms along CSAH 32/Ash Street and CSAH <br />21/Centerville Road shall be required at the time of development. The landscape plans <br />shall comply with Section 1007.043 (17), Required Screening, Landscaping and Buffer <br />Yards of the zoning ordinance. <br />Comprehensive Plan <br />Resource Management System <br />The Resource Management System Plan identifies the following needs in the area: <br />• Designated Bike Route along CSAH 32/Ash Street and CSAH 2 1 /Centerville <br />Road <br />• Trails along CSAH 21/Centerville Road <br />• Greenway system <br />A trail should be incorporated into the development along the wetland through the <br />greenway corridor. The greenway system extends throughout the site along Lake <br />Wilkinson which coincides with the existing floodplain and wetland areas and will be <br />utilized for storm water management and trail corridors. Conservation easements shall be <br />required to protect the corridor. <br />Con <br />
