The landscape plan meets with CPTED approval <br />and is consistent with the approved Market Place PDO Landscaping Plan. <br />Green Area <br />Plans show the site at 78% impervious surface coverage. The SC District requires that <br />impervious surface coverage not exceed 75%. <br />Access/Circulation <br />Access to the site from Lake Drive (C.S.A.H. 23) is via either Apollo Drive or the <br />secondary entrance at Market Place Drive. A private road connecting Apollo Drive and <br />Market Place Drive borders the eastern side of the site. An entrance/exit driveway is <br />located at the northeastern corner of the site. <br />The site contains a drive-thru lane, as proposed with the approved Market Place PDO. <br />Accessory drive-thru facilities are subject to the following requirements: <br />1. The architectural appearance and functional plan of the building and site shall not be <br />so dissimilar to the existing buildings or area so as to cause impairment in property <br />values or constitute a blighting influence within a reasonable distance of the lot. <br />The Site and Building Plans are consistent with the approved Market Place PDO. <br />2. At the boundaries of a residential use or district, a strip of not less than ten feet shall <br />be landscaped and screened in compliance with Section 3, Subd. 4.S. of this <br />Ordinance. <br />The site does not abut any residential districts. Landscaping is provided around the <br />perimeter of the site in accordance with the approved Market Place PDO <br />Landscaping Plan. <br />3. Parking areas shall be screened from view of abutting residential districts in <br />compliance with Section 3, Subd. 4.S. of this Ordinance. <br />The site does not abut any residential districts. <br />4. Parking areas and driveways shall be curbed with continuous curbs not less than six <br />inches high above the parking lot or driveway grade. <br />Curbing complies with regulations. <br />5. Vehicular access points shall be limited, shall create a minimum of conflict with <br />through traffic movements, shall comply with Section 3, Subd. 5. Of this Ordinance <br />and shall be subject to the approval of the City Engineer. <br />
