LEASE AGREEMENT <br />THIS LEASE AGREEMENT ("Lease"), is made and entered into this 1St day of <br />January, 2016, by and between the City of Lino Lakes, a Minnesota municipal <br />corporation ("Lessor"), and North Memorial Health Care, a Minnesota nonprofit <br />corporation ("Lessee") (collectively "Parties"). <br />RECITALS <br />WHEREAS, Lessor is the owner of real property located at 7741 Lake Drive, Lino <br />Lakes on which Fire Station No. 1 is located ("Station 1"), and is the owner of real <br />property located at 1710 Birch Street in Lino Lakes on which Fire Station No. 2 is <br />located ("Station 2"); and <br />WHEREAS, Lessee desires to lease portions of Station 1 and Station 2 to store <br />and operate its ambulances; and <br />WHEREAS, Lessor is willing to lease to Lessee upon such terms and conditions <br />as are expressed herein. <br />NOW, THEREFORE, Lessor and Lessee hereby covenant and agree as follows: <br />1. LEASED PREMISES: Subject to, and upon the terms, provisions, and <br />conditions hereinafter set forth, Lessor does hereby lease and demise unto <br />Lessee, the following ("Leased Premises" or "Premises"): <br />Station 1: The Leased Premises consist of 956 sq. feet of interior space to <br />store and operate Lessee's ambulance, as illustrated in the attached Exhibit <br />A, and two exterior parking stalls for Lessee's employees. Additionally, <br />Lessee shall have the non-exclusive right to use the following common <br />areas: corridor, kitchen, fire department dayroom, shower room, locker <br />area, and restroom, subject to the rules, regulations and policies of Lessor, <br />which may change from time to time. <br />Station 2: Lessee shall not have any dedicated leased space in Station 2, <br />but shall have the non-exclusive right to use the following areas of the first <br />floor: dayroom, kitchen, restrooms, dispatch/staging room, decontamination <br />restroom as needed, and the hallways, as highlighted on the attached <br />Exhibit B. Lessee shall also have the right to use the apparatus bay for one <br />ambulance, with immediate emergency access to an exit (specific location <br />to be assigned by the Public Safety Director), as well as two exterior <br />parking stalls for Lessee's employees.
