rules, regulations and policies of Lessor, which may change from time to <br />time. There is no leased space above the first floor. <br />2. TERM OF LEASE: The term of this Lease shall commence as of January <br />1, 2016, and shall continue for a term of three years. Any prior lease <br />between the Parties for any portion of the Leased Premises is hereby <br />terminated. The Parties further acknowledge that the Operations <br />Agreement dated January 1, 2010, between Lessee and the Centennial Fire <br />District is null and void given that Lessor has withdrawn from CFD and <br />CFD is no longer involved with, or has control over, the fire station that is <br />subject to that Agreement (former CFD Station No. 2, n/k/a Station 1). <br />Lessee shall provide notice to CFD of the termination of the Operations <br />Agreement as appropriate. <br />3. EARLY TERMINATION OF LEASE: The Lease may be terminated <br />without cause prior to the end of the term by either Party by providing 180 <br />days written notice to the other Party. Upon termination of this Lease, <br />Lessee will promptly and peaceably surrender the Premises to Lessor in <br />substantially the same condition existing on the commencement date of the <br />Lease, ordinary and reasonable use, damage and wear excepted. <br />4. RENT: Lessee shall pay to Lessor Rent for the use of the Leased Premises <br />in the amount of $1,200.00 per month. Rent shall be payable in advance on <br />or before the first day of each and every month of this Lease. <br />If Lessee fails to pay Rent by the fifth day of the month in which such <br />payment is due, Lessee shall automatically be assessed and shall pay, as <br />additional Rent, a late charge equivalent to ten percent (10%) of the amount <br />of such late payment. Lessor reserves the right to increase Rent by <br />providing Lessee with written notice at least 90 days in advance of the <br />effective date of the increase. <br />5. MAINTENANCE: <br />a. Lessor shall be responsible for maintenance and repair of all structural <br />components, heating, ventilation, air conditioning, electrical, plumbing <br />and mechanical systems of the Premises. <br />b. Lessor shall be responsible for maintaining the exterior and surrounding <br />areas, including lawn care and snow removal. <br />c. Lessee shall maintain and clean the dedicated leased area within Station <br />1 (ambulance day room and bedrooms), and shall otherwise clean any <br />mess or clutter created by Lessee in all other areas to which it has access <br />(including dishes, counters, refrigerator, etc.). <br />2 <br />
