6 <br />The standard side yard setback is 10 feet so a 20 foot setback is required. The proposed <br />school addition is 500+ feet from the east property line. <br /> <br />2. Adequate screening from abutting residential uses and landscaping is provided in <br />compliance with §1007.043 (17) of this Ordinance. <br /> <br />The proposed school addition is more than 400 feet from the nearest residential property. <br />No screening is required. <br /> <br />3. Adequate off-street parking and access is provided on the site or on lots directly <br />abutting or directly across a public street or alley to the principal use in compliance <br />with §1007.044 of this Ordinance and that such parking is adequately screened and <br />landscaped from surrounding and abutting residential uses in compliance with <br />§1007.043 (17) this Ordinance. <br /> <br />The 200 existing parking stalls located off-street exceed the required 143 parking stalls <br />and will adequately serve the existing school and addition. <br /> <br />4. Adequate off-street loading and service entrances are provided and regulated where <br />applicable by §1007.045 of this Ordinance. <br /> <br />There is no off-street loading associated with the proposed school addition. <br /> <br />5. The provisions of §1007.016 of this Ordinance are considered and determined to be <br />satisfied. <br /> <br />The provisions of 1007.016 are satisfied as noted above in this staff report. <br /> <br />Site and Building Plan Review <br /> <br />Site Plan <br /> <br />The Site Plan Review Worksheet found in Attachment #6 provides detailed information <br />regarding the site plan review. The proposed school addition meets the performance <br />standards of the zoning ordinance with some minor revisions required. <br /> <br />One component of the project is the reduced width of the existing driveway in front of the <br />addition from 28 feet to 21 feet. The proposed width is adequate for temporary drop-off <br />parking and drive lane. No parking shall be allowed within 30 feet of the east entrance or <br />along the south side of the driveway. <br /> <br />Grading Plan and Stormwater Management <br /> <br />This project proposes to construct a total of 26,000± s.f. of new impervious surface area. <br />The site will drain to an existing on-site BMP raingarden located on the northeast corner <br />of the building.
