8 <br />A portion of the property is in the shoreland district of Rice Lake. The maximum <br />allowed impervious surface is 60%. The existing school plus the addition are proposed at <br />14.3% impervious. <br /> <br />Public Land Dedication <br /> <br />No cash in lieu of land dedication shall be required with the addition. <br /> <br />Comprehensive Plan <br /> <br />Resource Management System <br /> <br />The Resource Management System Plan goal of preserving surface water quality is <br />supported by the implementation of stormwater management BMP raingarden. <br /> <br />Land Use Plan <br /> <br />The Comprehensive Plan guides this property for civic/institutional use. The proposed <br />school addition is consistent with the designated land use. <br /> <br />Housing Plan <br /> <br />The goals and policies of Housing Plan are not negatively impacted by the school <br />addition. <br /> <br />Transportation Plan <br /> <br />Goals of the Transportation Plan are to ensure that street and roads are as safe as possible <br />and to reduce unnecessary traffic. CSAH 34/Birch Street is a “B” minor arterial road. <br />The school is accessed via two main driveways off of CSAH 34 and there will be no <br />changes to these driveways. The early childhood education program currently operates <br />out of the existing school. There will be no additional students or teachers increasing <br />traffic and no impacts to the traffic levels of service are anticipated. <br /> <br />Regional and local trails exist throughout the school property and no changes will be <br />made to those. <br /> <br />Sanitary Sewer and Water Supply Plan <br /> <br />The site is served by a 16” ductile iron watermain and 12” sanitary sewer line located <br />along CSAH 34/Birch Street which can accommodate the demands of the proposed <br />school addition. <br /> <br /> <br /> <br />
