Only land zoned agricultural, rural residential, or rural estate qualifies (Met) <br />2. Minimum lot area 20 acres (Met) <br />3. Single Ownership (Met) <br /> <br />OS PUD Minimum Design Requirements (Sec. 105.12.1050) <br /> <br />1. Density- maximum 18 units per 40 acres buildable land <br />The proposed development appears to exceed the maximum density with 50 units <br />proposed. 18 units per 40 acres is permitted with an OS PUD and up to 20% bonus <br />density is allowed with a PUD and 4/5 vote of the City Council. Density excludes <br />wetlands and shorelands. Include acreage breakdown of gross area, wetland areas, <br />outlot areas, and net area for computation of net density. (Likely Not Met) <br /> <br />2. Lot design <br />The applicant must show how the lots were designed with soils and buffers being the <br />priority over lots and building pads. Provide narrative of the process to lot design and <br />graphics as needed. <br /> <br />(1) Soils analysis provided that determines best location for community septic. <br />Provide additional report and map indicating community septic best location <br />based on soils. (Met) <br />(2) Septic Design-the project proposes a community septic system. Location(s) <br />suitable for community drain field need to be provided on the plans (Not Met) <br />(3) Buffers- 200’ from adjacent residential (Need information) <br />(4) Indicate building pads (Not Met) <br />(5) Lot Creation-Minimum lot size of 21,780 sq feet for lots served by communal drain <br />fields. (Need Information) <br />(6) Buildable Area for Lots- Need to provide rendering indicating the buildable area of <br />each lot outside of steep slopes, easement, buffers and setbacks per this section <br />of the code. (Need Information) <br />(7) Open Space- 50% minimum open space is required. (Need Information). <br />Minimum 5 acres contiguous open space (Met) <br /> <br />3. Buffers <br />(1) A 200-foot buffer from all adjacent property lines that abut an existing residential development <br />or a parcel of land not eligible for future development as an open space planned unit <br />development due to insufficient parcel area <br />(2) A 100-foot buffer from all adjacent property lines that abut land that is eligible for future <br />development as an open space planned unit development. <br />(3) If the development site is adjacent to an existing or approved OP development, the required <br />buffer shall be equivalent to the buffer that was required of the adjacent development <br />OS PUD Minimum Development Standards (Sec. 105.12.1060) (Need more <br />information upon Preliminary PUD/Plat submittal- Not met) <br />1. Preserved Open Space-Conservation Easements needed over private property <br />that is to be preserved. Stormwater ponds dedicated as outlots to the City. In <br />septic system drain field areas a plan is required which shows how the land will <br />be maintained or returned to a natural state and who will be responsible for <br />plan implementation. City will need copy of HOA declarations as part of final <br />PUD Plan. <br />2. Septic system - Need to meet county requirements. Communal drain field can <br />be part of required open space with no recreational facilities within 50 feet.
