Building Standards -35’ height, need building elevations and minimum <br />architectural standards submitted. <br />4. Impervious Surface - maximum 25% overall development. Need details of <br />proposed maximum impervious surface per lot and overall development are <br />requested and as proposed. <br />5. Landscaping - Need completed landscape plans w/ minimum 10 trees per site <br />planted overall and 1 tree per 30’ boulevard trees. Need calculations and <br />specifications. <br />6. Trails - Minimum trials are equal to the length of the streets and are in addition <br />to subdivision requirements for sidewalks/trails. Developer proposes 8 foot <br />trails instead of 6 foot sidewalks and a OP/PUD Benefit. <br /> <br /> <br />PUD Density (Sec. 105.12.1160) <br />Up to 20% increase in density is allowed with amenity points. Amenity points are awarded for <br />items above and beyond minimum code requirements and amenities cannot be counted twice if <br />its already required by code. One point equates to 1% increase in density. <br /> <br />Phasing (Sec. 105.12.1070) <br />Provide a phasing plan. If the proposed PUD involves construction over two or more phases, <br />the applicant has demonstrated that each phase is capable of being a stand-alone development <br />independent of other phase. <br /> <br />Driveways-(LEC 9.16) <br />Information on driveways was not provided for. Please submit plan site driveway locations with prelim <br />plat. (Need more information with Preliminary Plat) <br /> <br />Off-Street Parking <br />1. All off-street parking shall be in compliance with LEC 105.12.410 Off-Street Parking. <br />a. Single family detached dwellings must provide 2 spaces per dwelling unit. <br />(Need more Information with Preliminary Plat) <br /> <br />Signage <br />Section 105.12.430 regulates signage. It is recommended that future submittals include <br />signage types, sizes, and locations for review against City requirements. (Need more <br />Information with Preliminary Plat) <br /> <br />Park Land Dedication (LEC 103.00.150) <br />1. 5% of the land area is required for park land dedication. <br />2. This property is not within a park search area in the City’s Comprehensive Plan. <br />An on-road striped shoulder is shown in the Comp Plan along CR 13 for future trail <br />purposes. <br />3. A location for potential future park has been provided in the plans pending <br />recommendation from Parks Commission on park dedication requirements. <br />4. Staff recommends that parkland dedication obligation should be paid as a cash in <br />lieu fee (acreage requirement x fair market value). <br /> <br />Preliminary and Final Plat <br />Any Future submittal should address the requirements of LEC 103.00.090 and LEC <br />103.00.100. and LEC 103.00.140.
