Proposed elevations were <br />submitted with the final plat and found consistent with those reviewed during the Preliminary <br />Plat and PUD process. The development meets applicable standards for two-family dwellings in <br />the V-MX district. <br /> <br />Streets and Access <br />During the preliminary plat review, the City Council approved a road width reduction on the <br />proposed cul-de-sacs. This was to provide additional space on site to address concerns relating to <br />landscaping screening and a conflict with patio encroachments into an easement surrounding a <br />storm sewer along the eastern property line of Block 2. The Applicant is providing sprinkling in <br />all residential units to reduce the likelihood of emergency service access. <br /> <br />Parking <br />Section 105.12.410 requires 2 spaces per 2 bedroom or larger and 10% for visitor parking. All <br />units are between 2 to 4 bedrooms. This equates to 96 off-street parking stalls and 10 guest parking <br />stalls required. While there are no stand-alone, off-street parking areas, there are 2 parking stalls <br />per unit enclosed in each garage, and 2 additional stalls on driveways serving each unit. This <br />satisfies the ordinance requirement. Parallel parking spaces are required to be 9 feet by 22 feet, <br />there are about 15 additional stalls of on-street parking.
