<br /> <br />4 <br /> <br />The Project will provide low-cost renewable electricity to Xcel customers in the City of Lake Elmo, <br />Washington County, and immediately adjacent counties via Xcel Energy’s Solar*Rewards <br />Community® program, and will connect directly to the distribution system of Xcel Energy. The <br />project was designed so that the vast majority of the electricity produced would be used within <br />the community. It is estimated the project will produce enough energy to meet the energy needs <br />of over two-hundred (200) average Minnesota households annually. <br /> <br />PARCEL ATTRIBUTES <br />ZONING AND LEGAL DESCRIPTION <br />The Project will be sited within the Rural <br />Residential (“RR”) District as defined under the <br />City of Lake Elmo’s Zoning Code (“Code”). The <br />Project is allowed in the RR zone subject to a <br />Conditional Use Permit (“CUP”). <br />The Project will be located on the property with <br />the tax parcel number: 11.029.21.11.0003 <br />totaling 10.9 acres (the “Property”). The Property <br />is in the City of Lake Elmo, Minnesota and <br />bordered by 50th St N to the north, Lake Elmo <br />Ave N (county road) to the east, and private <br />property to the south and west. Coordinates for <br />the approximate center of the Project are <br />45.020488° north latitude and -92.884442° west <br />longitude. <br /> <br />The Property is privately-owned by the Anthony P Manzara Revocable Trust. A current title <br />report demonstrating the land ownership is included as Appendix A.
