The medical center will consist of the following practices: iSpine, Dermatology, Urgent <br />Care and Imaging, Minnesota Urology, High Pointe Surgery Center (currently operating on site), Hudson Physicians, <br />Neurology, and Minnesota Urology. Proposed hours of operation are 7:30AM to 9:00PM. <br />Parking. An additional 195 stalls and 69,498 square feet of parking area is proposed, with a total stall count of 435 <br />parking spaces. The minimum parking count required by City Code is 396 stalls. The proposed plan exceeds the required <br />parking count. <br /> Access. City code requires medical facilities to have a minimum of two access points. No changes are proposed to the <br />existing two access points. <br />Signs. The applicant is proposing eight total wall signs to advertise the medical practices within the shared building. <br />When multiple occupants compete for space, it can create challenges to the fair distribution of square footage and <br />placement. In this case, a Comprehensive Sign Plan can create visual harmony and allow signs of appropriate scale and <br />character on the lot. There are two existing ground monument signs and two parking lot directional signs on the <br />property, and no changes are proposed to the ground signs at this time.
