•Suites 102 & 103 – Hudson Physicians Urgent Care and Imaging Approximately 10,000 SF Hudson Physicians Urgent Care and Imaging will provide walk-in urgent care services supported by advanced diagnostic imaging capabilities. This space will be entirely medical office space. •Suite 104 – Minnesota Urology Approximately 4,000 SF Minnesota Urology will provide comprehensive urologic health services, with this suite dedicated to pharmaceutical treatments and office-based medical procedures. This space will be entirely medical office space. •1st Floor Building Common spaces Approximately 10,000 SF The building’s common spaces support the overall functionality of the medical center and serve all tenants and visitors. These areas include public restrooms, vertical circulation such as stairs and elevators, mechanical and utility rooms, and shared waiting areas. Together, they provide essential infrastructure and enhance the overall patient and staff experience throughout the facility. 2nd Floor Program Overview: •Suite 235 – High Point Surgery Center Approximately 20,000 SF High Pointe Surgery Center specializes in providing ambulatory surgical procedures within a dedicated outpatient setting. Approximately 80% of the suite will be programmed as an ambulatory surgery center, supporting pre-operative, operative, and post-operative functions. The remaining 20% of the space will accommodate the waiting area, storage, and associated support functions essential to surgical operations. •Suite 201 – Hudson Physicians Approximately 7,100 SF Hudson Physicians will provide comprehensive primary care services within this suite, supporting preventive care, chronic disease management, and general outpatient evaluation. The space will be designed entirely as medical office space, accommodating exam rooms, clinical support areas, and patient-focused care environments.
