<br />February 25, 2026 <br />Granvia Preserve <br /> <br /> <br />Memorandum 2 <br />• Tree protection fencing must be shown on the removals, grading, and tree preservation plans. Size <br />fencing around all trees to be protected using their critical root zone (CRZ) at 1 foot per inch of tree <br />diameter and show tree protection fencing outside of that CRZ. <br />• Landscape plan must show suitable size, species, number and location of replacement trees <br />LANDSCAPE PLAN: 105.12.480 <br />• A landscape plan will need to be re-submitted that meets code, including, but not limited to: <br />1. Landscape plans showing the location, size, quantity, and species of all proposed plant materials <br />must be provided. Include a plant schedule on the sheet(s) where plants are shown so that flipping <br />back and forth between sheets is not required. Plant quantities must be provided in the schedule <br />that match what is shown on each sheet. For legibility, you may want to break out landscape plans <br />across multiple sheets based on match lines established earlier in the drawings on civil sheets. <br />2. Ground cover restoration strategy must be shown for the entire site. The seed mix legend is not <br />shown on the same sheet as the plan. Both should be shown on the same sheet for clarity. Hatches <br />are not legible at this scale, which likely necessitates enlargement plans by break line similar to the <br />civil sheets. MN Seed Mixes 34-271 and 35-221 are not standard BWSR State Seed Mixes. Please <br />replace with suitable standard seed mixes. MN Seed mix 25-131 is listed twice in the schedule with <br />different hatches. Rectify these items on plan and restoration schedule. <br />3. Provisions for irrigation do not appear to be provided for all proposed trees. If trees are not served <br />by the proposed lot irrigation (sheet IR-01), notes must be provided about how these trees will be <br />watered through the 2-year warranty period. <br />4. Show the location of a topsoil stockpile on one of the early civil sheets and provide <br />notes/calculations indicating that the quantity of soil shall be sufficient to cover all landscaped <br />areas at least 4” deep. <br />5. Show and clearly label easements on landscape plans as required by code (10’ drainage and utility <br />easement along frontage streets, 5’ easements along side and back property lines). <br /> Ensure that the planting plan meets requirements of 105.12.480 (b) (7). Trees shall be planted <br />at least ten feet away from utilities including water and sewer stubs. <br />6. Revise the landscape standards table on sheet L1.1 to include the full suite of code-required trees: <br /> One tree per 50’ linear feet of street frontage <br /> 5 trees per acre of land that is disturbed by development <br /> Mitigation trees (as re-calculated per above Tree Preservation Plan notes)
