The review consisted of the following documentation: <br />· Granvia Preserve PUD Preliminary Plans dated January 22, 2026. <br />· Granvia Preserve Stormwater Calculations dated January 21, 2026. <br />· Granvia Preserve Wastewater Treatment Facility Feasibility Study, dated January 21, 2026. <br />· PUD Preliminary Plan Narrative, PDF file dated February 13, 2026. <br /> <br /> <br />STATUS/FINDINGS: Engineering has prepared the following review comments to be addressed. A point- <br />by-point response letter must accompany the plan resubmittal. A condition of Preliminary Plat approval, <br />if granted, must require the applicant to revise and resubmit Preliminary Plat/Plans to address each review <br />comment and condition of approval to the satisfaction of City staff prior to the City accepting a Final <br />Plat/Plan application. All public improvements constructed to support the development must be designed <br />and constructed in accordance with City Engineering Design Standards Manual. <br /> <br /> <br />PRELIMINARY PLAT/SITE PLANS <br />1. All Outlots, Lot and Block numbers, and street names (proposed and existing) must be shown on <br />the Preliminary Plat, Site Plans, Street and Utility Plans, and Grading Plans. <br />2. Outlot ownership and all existing and proposed easements must be shown on the Preliminary <br />Plat, Site Plans, Street and Utility Plans, and Grading Plans. <br />3. Outlots A, D, F, G, I and K are proposed as HOA owned and maintained. <br /> Outlot A contains public open space, wetlands and wetland buffers, and the Northern <br />Gasmain Easement. A 10-ft small/dry utility easement is required over Outlot A along the full <br />length of the 50th Street and Linden Ave right-of-way. <br /> Outlot D contains drainage systems and public open space. A 10-ft small/dry utility easement <br />is required over Outlot D along the full length of the 50th Street and Linden Ave right-of-way. <br /> Outlot F contains public open space and the Northern Gasmain Easement. A 10-ft small/dry <br />utility easement is required over Outlot F along the full length of the Linden Avenue right-of- <br />way, both north and south intersection locations.
