Page: 4 <br /> <br /> <br /> <br /> <br />MUNICIPAL WATER SUPPLY <br />1. Connection to the public watermain system is required. The developer will be responsible for <br />extending public watermain internally throughout the subdivision in accordance with the City <br />engineering design standards and to serve each proposed parcel. Public watermain improvements <br />must be completed at developer’s sole cost. <br />2. The extension of public watermain is shown along Irene Avenue as required with service stubs <br />extended to each proposed lot, and connecting to the existing watermain at both 5th Street and <br />10th Street. <br />3. Hydrants and service valves will be required as directed by the Fire Department and Public Works <br />Department at the time of final construction plan review. All fire hydrants and connecting <br />watermains will be owned and maintained by the City. <br />4. Minimum 30-foot easements centered over the pipe/hydrant will be required when not located <br />within the public right-of-way. Easements must be free from all encroachments, including <br />retaining walls, trees, fences, small/dry utilities, or storm water management BMPs. Dedicated <br />utility easements must be shown on all site, grading, utility, and landscape plans when submitting <br />a Preliminary and Final Plat application. Easements are shown over Lot 2, Block 2 as required. <br /> <br />MUNICIPAL SANITARY SEWER <br />1. The proposed subdivision is located in the Southwest Planning MUSA and current Regional Sewer <br />Staging Plan area and would discharge to the MCES WONE Interceptor. Recent communications <br />with Met Council have revealed potential discharge limitations within the Met Council <br />infrastructure that may restrict sewer flows within this sewer service district. Investigations are <br />ongoing. The proposed subdivision provides for 5 commercial lots within no reported sewer flow <br />requirements. <br />2. Connection to the municipal sanitary sewer system is required. The developer will be responsible <br />for extending sanitary sewer service internally throughout the subdivision to serve each platted <br />lot/parcel and in accordance with the City engineering design standards. All sanitary sewer <br />improvements must be completed at developer’s sole cost. <br />3. The extension of sanitary sewer is shown along Irene Avenue as required with service stubs <br />extended to each proposed lot, and connecting to the existing sewer system at the intersection <br />of 5th Street and Irene Avenue. <br />4. All public sanitary sewer mains placed within the development will require minimum 30-foot <br />easements centered over the pipe/structure, if not located within a public right-of-way. <br />Easements must be free from all encroachments, including retaining walls, trees, fences, <br />small/dry utilities, or storm water management BMPs. Dedicated utility easements must be <br />shown on all site, grading, utility, and landscape plans when submitting a Preliminary and Final <br />Plat application.
