Environmental Review: <br />An Alternative Urban Areawide Review (AUAR) was completed for the Village area. This project does not exceed <br />statutory thresholds for a mandatory Environmental Assessment Worksheet. Therefore, further environmental <br />review is not required. <br />Land Use Guidance Overview: <br />This site is guided by both the Comprehensive Plan and Zoning Code as Village Medium Density Residential, V- <br />MDR, where residential land uses at the proposed density are permitted. Located within the City’s sewered <br />Village area, this proposed project is within the current MUSA phasing period for development. <br /> Conformance with Density <br />requirements <br />Net Acres <br />Proposed <br />Units <br />Proposed <br />Density <br />Proposed Min – Max Units <br />V-MDR (3.01 – 8 u/a) 16.01 82 5.12 49 – 129 <br /> <br />Section 105.12.770 (b) only permits a maximum of 25% single family attached, duplexes, and townhome/villa <br />housing types in new developments. A PUD will therefore requested by the Applicant to permit 100% of the <br />development to be attached townhomes, as originally envisioned with the Bridgewater Village development was <br />platted. <br />Lot Configuration: <br />This project would re-plat Outlots E and D of the Bridgewater Village final plat. The Applicant’s narrative <br />describes the project as an owner-occupied townhome development with an HOA for common area <br />maintenance. This means that the development would have platted property lines around each individual unit. <br />Staff have therefore reviewed for setbacks consistent with this form of development. <br />It should be anticipated that the private drive corridors must be platted as separate Outlots to be owned and <br />maintained by the Homeowner’s Association. <br />PUD Flexibilities Anticipated: <br />The following flexibilities are anticipated to standards in the V-MDR zoning district: <br />1. 100% attached townhomes (over 25% max). <br />2. Minimum Lot Area – 1210 sq ft (under 2500 sq ft min) <br />3. Minimum Lot Width – 22 ft (under 25 ft min) <br />4. Primary entrances not facing a public street (specific units) <br /> <br />
