4 <br /> <br />Impervious Surface Calculations <br />We have completed impervious surface calculations, and based on the outlots that we would plat, we are <br />at 40% impervious for the five outlots, which is under the 50% requirement. See the table below for more <br />details. <br /> <br />Landscaping <br />For the previous overall master development, we understand they were required to provide trees along <br />street frontages (1 tree per 50 ft) and 5 trees per acre of land disturbance. While these requirements have <br />been met throughout the development, we recognize the importance of enhanced landscaping and have <br />prepared a conceptual plan to supplement the original plantings. We are proposing additional trees <br />throughout the site to improve the streetscape and overall character of the development. Our proposed <br />landscaping plan includes additional screening on the west side of Outlot E as well. <br /> <br />We are proposing trees at various spots along Stillwater Way North, where possible. However, there are <br />existing constraints in this corridor, including overhead utility lines and other infrastructure. In these areas, <br />we are proposing tree species and placements that will allow for healthy growth while avoiding conflicts <br />with existing utilities. We look forward to continuing to refine the landscape plan in coordination with City <br />staff to ensure it meets both City expectations and long-term viability. <br /> <br />Open Space, Amenities & Park Fees <br />We would anticipate paying park dedication fees in lieu of dedicating land to the city. We are proposing a <br />private amenity north of the stormwater pond. The final design of the amenity area has not yet been <br />finalized; however, we anticipate it will be a gathering place for future residents. We would have a private <br />amenity, such as a fire pit, with landscaping and green space for residents to enjoy and connect. Lastly, <br />we exceed the 20% open space PUD requirements. Please see the calculations below and the concept <br />plan for more details. <br /> Requested Flexibilities <br />As part of our application, we are seeking the following flexibilities - <br /> <br /> Minimum Lot Area (square feet): The V-MDR zoning code requires a minimum lot area of 2,500 <br />square feet per single-family attached unit. We are requesting a minimum lot area of 1,210 <br />square feet. We understand that incorporating rear-loaded townhomes is an important goal of the <br />City. Our rear-loaded product is a three-story townhome that is 22’ in width. These units are <br />individually platted at approximately 22’ by 55’, resulting in a 1,210 square-foot lot. This reduced <br />lot size is necessary to support the design and functionality of a rear-loaded product, including <br />alley-loaded access, efficient site planning, and meet density requirements. <br /> Minimum Lot Width: The V-MDR zoning code requires a minimum lot width of 25’ for single-family <br />attached units. The proposed townhome product is designed with a 22’ wide, which is necessary <br />to accommodate our rear-loaded townhome designs. We are requesting flexibility to allow this
