CITY COUNCIL MEETING, JANUARY 19, 1982 <br />-6- <br />Nominal 10's and 40's - <br />--wh tta Ar -'ideal solution is platting 7 per 40 to keep large <br />areas open. <br />--Novak - lack of planning by permitting nominal 10's. <br />4-Mottaz - need to allow nominal 10's or disallow 10 acre lots. <br />--Novak - require full 10 acres until 10 acres cannot be met - <br />then allow the nominal 10 or grant a variance. Encourage property <br />owners with 40 acres to plan the parcel, and plat 7 per 40. <br />Nominal 10's takes the incentive away to plan the 7 per 40:. <br />-Mike Mazarra, Planning Commission — Planning Commission felt <br />that Nominal 10's did not encourage development,of-ag land only <br />made it easier for a property owner to divide a 40 acre parcel. <br />--Whittaker =recommendedamending the subdivision ordinance to <br />require an over-all plan for remaining acreageafterone 10 acre <br />split is made. <br />M/S/P Eder/Novak to accept the recommendation of the Planning <br />Commission for nominal 40's and defer action on nominal 10's. <br />Discussion - -- <br />--Mottaz - if allow nominal 40's automatically create nominal 10's <br />--Fraser - would like to see both approved. " <br />--Eder with approval from Novak withdrew his motion. Prefers <br />to see clustering; ` <br />M/S/ Mottaz/Eder to table further discussion until February 5. <br />Motion carried 3-1 Fraser opposed would like to see action taken. <br />B. Amend Zoning Ordinance to Permit Truck Repair by CUP in GB The Council reviewed the Planninq Commission recommendation. <br />Whittaker advised the Council -that this amendment would not <br />effect ConnCo, who are operating as a -permitted non -conforming <br />use. Bruce Hill - Simple Lot Division <br />The Council discussed -the Planning Commission recommendation, <br />right-of-way dedication, and the future alignment of Co. i3. <br />--Whittaker Hill is willing to dedicate Jane Road right-of-way <br />the parcel is planned R71. <br />--Mottaz - how will this subdivision affect the proposed North/ <br />South alignment of County 13`along the powerline. "Road alignment <br />critical. <br />-Novak - need some idea of future subdivision of the entire parcel <br />and access to the property. <br />M/S/P Eder/Novak to refer the request to the City Engineer and <br />back to the Planning Commission. <br />D. Baytown Comp Plan - <br />M/S/P Mottaz/Novak to approve the Baytown Comp Plan with the exception <br />of the section on airports. Whittaker will send the same response to <br />Baytown and Met Council that was sent on the Ccuntv':s Plan re airnnrtc_ <br />
