R-84-29 Parcel B That Dart of Government Lot 2 of Section 4, Township 29 North, ( Range 21 West, Washington County, Minnesota and that part of Tract H of REGISTERED LAND SURVEY NO. 98 according to the Registered Land Survey on record in the office of the Registrar of Titles, Washington County, Minnesota, described as follows: Commencing at the most northeasterly corner of said Tract H, said corner lying on the east line of said Government Lot 2; thence South 01 degree 44 minutes 39 seconds East, bearing oriented to the Washington County Coordinate System, South Zone, along the east line of said Government Lot 2 a distance of 210.00 feet to the point of beginning; thence continue South 01 degree 44 minutes 39 seconds East along said east line 76.99 feet; thence South 63 degrees 38 minutes 48 seconds. West 191.20 feet; thence South 07 degrees 37 minutes 17 seconds East 401.59 feet; thence South 42 degrees 52 minutes 34 seconds East 63.00 feet to the center line of DeMontreville Trail as presently traveled; thence South 47 degrees 07 minutes 26 seconds West along said center line 26.57 feet; thence westerly along said center line and a tangential curve concave to the north, having a radius of 310.00 feet and a central .angle of 67 degrees 13 minutes 30 seconds, a distance of 363.72 feet; thence North 65 degrees 39 minutes 04 seconds West along tangent and along said center line 71.76 feet to the west line of the East 516.00 feet of said Government Lot 2, as measured at a right angle to said east line, also being the easterly line of said Tract H; thence North 01 degree 44 minutes 39 seconds West along said west line 398.03 feet to the southerly line of the North 1495.00 feet of said Government Lot 2; thence North 63 degrees 38 minutes 48 seconds East 567.55 feet to the point of beginning, containing 4.73 acres, more or less. Subject to a highway easement for said DeMontreville Trail over the southerly 33.00 feet thereof. Together with a 20.00 foot wide driveway easement over that part of said Government Lot 2 adjoining and lying easterly and northeasterly of the following described line: Commencing at said most northeasterly corner of Tract H; thence South 01 degree 44 minutes 39 seconds East along said east line of Government Lot 2 a distance of 286.99 feet; thence South 63 degrees 38 minutes 48 seconds West 191.20 feet; thence South 07 degrees 37 minutes 17 seconds East 250.00 feet to the point of beginning of the line to be described; thence continue South 07 degrees 37 minutes 17 seconds East 151.59 feet; thence South 42 degrees 52 minutes 34 seconds East 30.00 feet and said line there terminate. Whereas, it appears the above described land was not at the time of the application separately described parcels of record; and, Whereas, there does not appear to be any reason related to the public health, safety and welfare which would require a denial of this Simple Lot Division; and,
